Job Description

An exciting opportunity has arisen to join a family-owned property investment and development company based in SW London.They are actively looking for a Lettings Negotiator / Portfolio Manager (Min: 12 months direct experience) to join their in-house residential lettings team.This varied role encompasses customer service, administration, marketing, and analysis. This is a fantastic role for an energetic, confident candidate with a background in property management and/or administration, who enjoys responsibility but is lookingfor a bit more variation in their working day.THE ROLE:You will be tasked with...

  • Letting flats through property viewings with potential tenants - evening viewings and occasional Saturday mornings will be required for which time will be given in lieu.
  • Marketing properties through their website, and other third-party property search websites, and also working with local estate agents.
  • Finding tenants and overseeing their "journey" through the vetting process via their in-house SaaS APP.
  • Liaising with their small team of Lettings Administrators during the vetting process.
  • Researching and understanding the property market, obtaining up-to-date rent comparables for new lets.
  • Arranging for property inventories to be carried out by an external company and keeping inventories up to date.
  • Carrying out property handovers and sharer inspections
  • Departmental reporting includes providing information for KPI updates and distributing a weekly letting update list.
  • Issuing prescribed information in relation to deposits and ensuring new deposits and renewals are submitted
  • Counter charging tenants repairs and deposit returns as appropriate.
  • Ensuring all properties for rental have an EPC certificate and keeping the register up to date.
  • Providing references for previous tenants.
  • Keeping up to date with new tenancy laws, landlord accreditation, changes on the Deposit Protection Service and MyDeposit websites, regulated tenancies/benefit changes, and regulations re: buildings & contents, etc.
  • Keeping proper records, agreements, and archives.
  • Providing cover/assistance for other Residential team members during holiday periods
SKILLS REQUIRED
  • A minimum of 12 months of direct property-led experience is required.
  • Thorough word processing skills essential - Microsoft Word and Excel
