Job Description

Rare opportunity in Exeter for an enterprising Land, Investment & Development Associate Director within a superb independent agent who are highly sought after to work for and that offer extremely competitive salaries of up to £60,000 for the right candidate.You will have the objective of identifying, securing instructions, negotiating, and selling land for residential development to support the company’s development targets.The same for investment properties specifically in the student and residential investment market.Main Duties

  • To pro-actively source land and development opportunities to sell or acquire, and to identify suitable sites for development.
  • To make direct contact with landowners, land agents and reviewing land opportunities.
  • To establish and maintain effective working relationships with local authorities, local agents, landowners, and developers.
  • To conduct land appraisals to determine the value of any potential development land.
  • To market, negotiate and administer Land & Development sales, undertaking all necessary requirements to market the land/properties.
  • To maintain an accurate database covering landowner, developer, and investor contacts.
  • To monitor the department’s land database including site registration, development plans and offers submitted.
  • To maintain and bolster existing client relations and offer best advice.
  • To increase revenue and profitability through the achievement of agreed business targets.
  • To develop relations with new clients and developers and to actively promote the company and grow the business.
  • To actively prospect for new business.
  • Building / maintaining agency contacts / network
  • Keeping up to date with planning policy and Local Plan changes and involvement
  • Manage clients’ expectations throughout the sale and purchasing process.
  • Answer incoming calls, emails and correspondence and deal with accordingly.
  • Promote other related services within the company - valuation advice, second-hand residential sales, new home sales, portfolio reviews, residential lettings etc.
  • To pro-actively liaise with the New Homes & Sales Departments, keeping them updated on land and new developments, ensuring departmental integration.
  • Any other duties as directed by the L&D Senior Associate Director.
Experience, Qualifications and Skills
  • You will be from a land and new homes, or property acquisition background.
  • Experience of working as a land buyer or property agent in previous roles.
  • Successful experience in land acquisition ideally within the housebuilding industry.
  • Sales and exceptional negotiation and influencing skills essential.
  • An innovative thinker, with the drive to seek out and pursue potential development opportunities.
  • An articulate, clear and credible individual who is able to thrive under pressure in a fast-paced environment.
  • Ability to build strong relationships with landowners, consultants, etc.
  • Ability to communicate with a wide range of people, engender rapport and trust, and develop and maintain key contacts.
  • Strong communication and analytical skills.
  • A confident and professional networker.
  • A network in or knowledge of the Southwest region.
  • Ability to travel to potential land opportunities and development sites on a regular basis.
  • Preferably knowledge and experience in strategic land identification, option agreements and Joint Venture contracts
  • Preferably a professional qualification - MRICS/MRTPI
