Job Description Working in a small team you will have direct responsibility for a portfolio of developments where you will be responsible for carrying out service charge budgets, undertaking regular site inspections, dealing with a range of issues, liaising with residentsand ensuring compliance to a range of legislation. We are looking for someone who has at least one years relevant experience in block management and is looking to progress their career further. AIRPM qualification or a willingness to undertake the examinationwould be advantageous. Responsibilities:Ensuring delivery of service concurs with quality assurance procedures, ARMA codes and good practice generallyUndertake regular site inspections to identify repairs that are required and taking the appropriate actionPreparation of service charge budgetsAdminister block insurance claimsLiaising with the credit control department to ensure effective debt management of the portfolioManage contractors used to carry out repairs and maintenancePreparing the relevant notices and managing the Section 20 consultation processArranging health, safety and fire risk assessments and reviewing the report and taking all the necessary measures to ensure that all the statutory regulations are adhered toHandle applications for licence to alter and share transfersLiaise with lessees and RMC directors in a polite and efficient mannerAttend Board, AGM/EGM and residents meetings, including evening meetings and take appropriate minutesSkills: Previous experience as a Property Manager essential Highly organised, able to take instruction and also work on your own initiative A great problem solver with attention to detail Excellent people skills and a good communicator Able to maintain a professional manner Be confident, accountable and responsible for your portfolio
