Job Description

Property Block Manager - Coventry - up to £28k (Negotiable dependent on experience)My client is a leading, multi branch independent Lettings and Estate Agency brand who have been established in the Warwickshire area for many years and have built up an impressive and reputable business. They are looking for a Property Block Manager to assistin the management of all aspects of block and service charge management, covering an extensive portfolio of both residential and commercial estates.The role holder will be required to make site visits so access to own transport is essential. The role holder will also require some flexibility and to work additional hours which may be required to fulfil the position in attending client meetings and AGMs.DUTIES INCLUDE:

  • Assisting with effective management of the residential block management portfolio with particular emphasis on the management of service charge accounts.
  • Assisting with managed property repairs and maintenance enquiries - ensuring satisfactory completion of works and liaising with contractors, utility companies, landlord clients and tenants.
  • Assisting with periodic property inspections and reporting thereon.
  • Assisting with the evaluation and amendments of budgets and accounts.
  • To maintain/update the Property Management software, QUBE, and to produce reports.
  • To diarise cyclical maintenance and management their deadlines.
  • To respond to any enquiries that may arise concerning outstanding work orders, LPE1, the lease, leaseholders and/or their tenants.
  • To manage keys and raise work orders to instruct contractors for minor works, taking the budget into consideration and liaising over costs with PMs.
  • To contribute to Focus Meetings with PMs and Inspection Manager.
  • To carry out other reasonable duties from time to time as requested by the Management.
  • To be an ambassador of the team and the business when answering general telephone enquiries; managing the calls or, if necessary, re-directing to the most appropriate person within the team or business.
