Job Description

deverellsmith are working in partnership with one of the UKs leading award winning PBSA providers to secure a manager for an excellent scheme in Coventry.Role Summary:Takes overall responsibility for the property, its residents and team members, running an autonomous business unit. Leads by example to build a vibrant, safe and welcoming community our residents enjoy being part of.Key Role Responsibilities:

  • Acts as a role model at all times by demonstrating the core values
  • Leads and coordinates the team members, daily activities and resources of the property to achieve and exceed established budgeted financial and operational goals.
  • Effectively engages and coaches the team to drive performance regarding site goals, manage performance and actively identify and address under-performance.
  • Develops capability of staff, in order to meet KPIs and future succession requirements.
  • Ensures company HR policies are followed correctly.
  • Leads the team to create positive memorable experiences by exceeding expectations for all residents. Proactive in striving for continuous improvement through feedback
  • Promotes resident satisfaction and retention by responding to complaints, questions and requests in a timely manner and takes appropriate action to address and resolve service issues.
  • Ensures resident welfare is paramount and residents have connections to support services where appropriate
  • Initiates and leads community social events, continuously seeking to improve service delivery and the overall resident experience.
  • Establishes relationships with the linked institutions and investors communicating regularly with representatives, ensuring the communitys compliance with pertinent regulations and providing performance data
  • Meets targeted revenues by ensuring rent and other fees are collected and posted in a timely manner
  • Ensures marketing campaigns, advertising and promotional activities are implemented
  • Manages and monitors the appropriate health & safety and compliance activities and ensures that the community operates in a safe and risk free environment
  • Gains and negotiates quotes for required maintenance and improvement work, working with maintenance and or capital projects teams as appropriate.
  • Manages planned and reactive maintenance and refurbishments, ensuring they are completed to a high standard and within agreed budgets and timescales.
  • Conducts regular property walkabouts and inspections and takes appropriate actions to ensure that the physical aspects of the property, grounds, buildings, and amenities meet established standards for safety, cleanliness, and general appearance and appeal.
  • Support and assist with the roll-out of environmental initiatives and promote best practice across the residence for waste and energy management
  • Ensures the operation of the property complies with Company policies and procedures and any laws and regulations governing housing operations
  • Contributes to and reviews budgets and financial performance and where required provides forecast data
  • Approves and submits invoices from vendors, contractors and service providers for payment and manages communication with finance team members.
Knowledge & Qualifications:Proficient in the use of Microsoft office packages including Word, Excel and Outlook as well as other systems such as databases or booking systems (Training to be provided on Prodigy Livings in house systems)Strong proficiency in using property management software (preferably Yardi and/TCAS). Training will however, be provided.A knowledge and understanding of UK Health and Safety policies preferably with some form of recognized training i.e. IOSH or NEBOSHExperience & Skills:
  • Excellent customer service skills and significant experience in a similar, preferably residential management, role. demonstrable experience of managing a team in a previous role
  • Strong team player
  • Excellent communication skills
  • Ability to multi task and prioritise
  • Numerical skills necessary to complete the above activities
  • Demonstrated management and leadership skills sufficient to recruit, lead, direct, evaluate and manage team members to achieve high performance, including maintenance specialists. Leadership style should be highly visible and hands on.
  • Flexible approach to work and adaptable to thrive in a changing environment
  • Enthusiasm to deliver an exceptional experience and continuously improve knowledge of self and others.
