Job Description

Purpose of the RoleThe Estate Manager is responsible to deliver exemplar daily operational and planning expertise within all aspects of the mixed-use estate at Kings CrossBrilliant basics are essential, ensuring consistency of delivery across all estate functions and operational work streams. Accurate reporting and time management are fundamental to the role to ensure successful delivery of the business objectives and KXpurpose.The Estate Manager will work with both the Savills and the client management teams to ensure the joint PMA scope is delivered to the highest possible standard. The Estate Manger will support the Senior Estate manager and the Head of Estate Operations indelivering first-class estates management service delivery aligned to the KX purpose.Innovation is key, making best use of best-in-class processes, technology, and empowering service partners and the KCES team to ensure we operate effectively across the estate.Driving and delivering a collaborative, inspiring, and engaging working ethos will enable the Estate Manager to ensure a one team approach aligned to the clients’ objectives and the King Cross values.The Estate Manager will work with the surveying team to set and manage economically competitive estate and public realm service charge budgets within the agreed timeframes. They will also be responsible for the management of spend throughout the servicecharge year and ensure all quote are sourced in line with the Savills procurement policy.The Estate manager will work with and support the Senior Estate Manager, Assistant Estates Manager and the wider operations/estates team in the delivering and managing the logistics and operational elements of a busy dynamic and fast-moving estate.This role is ideally suited to someone with proven initiative, drive and exceptional organisational and people skills, attention to detail and excellent written and verbal communication skills.Customer Service/Stakeholder Engagement

  • Develop and maintain a professional understanding and close working relationship with appropriate Estate stakeholder/representative and become the main point of contact for occupiers with within the public realm
  • Encourage frequent and open communication and flow of information on relevant Estate
  • Work with the service partners and other Savills colleagues who may interact with the client or estate occupiers to ensure a consistent approach to communication is used. This should include the method of communication used, tone, content, and language
  • Actively engage with wider Savills KCES team to ensure that the estate operations department stay abreast of industry trends, drive innovation and operational excellence across the estate
  • Develop and maintain a professional working relationship with all service partners across the estate. Encourage frequent and open communication and flow of information on operational items and possible initiatives
  • Develop and maintain a professional working relationship with the relevant departments within the clients organisation.
  • Ensure that good relations with all key stakeholders are established and maintained.
Force for Good
  • Actively engage in all ESG initiatives across the estate and drive the adoption of policies and procedures and will ensure these are adhered.
  • Ensure that the sustainability ESG agenda is fully embraced with the team and that they are fully aware of the drivers for change.
  • Be abreast of any new initiatives, which could improve ESG performance across the estate
  • Ensure that ESG initiatives are discussed with the cleint at monthly meetings and promoted where possible
  • Work with the AM and Savills site team to support the client’s events and community programmes
  • Ensure ESG initiatives are considered during the development of capex and service charge budgets
Leadership & People Management (One Team)
  • Ensure all aspects of estate staff training, development and general welfare requirements are identified and formally reviewed in accordance with the company training policy and appraisal process.
  • Take ownership of the KCES vision and values ensuring that they are fully integrated into all of the building services.
  • Ensure a self – motivated and can-do attitude is promoted within the Estate team
  • Ensure a methodical, measured approach is promoted and encouraged throughout the team when resolving issues
  • Drive to be a leader of people, capable of getting the most out of their team by mentoring, coaching and motivating them to deliver operational excellence.
  • Provide outstanding personal leadership to maintain the highest standards of service delivery encompassing innovation, sustainability and customer focus.
  • Manage and develop assistant Estate Manager effectively, measured by feedback and performance.
  • Develop and nurture a highly effective professional relationship with the Service Partners to ensure the building meets and exceeds all statutory compliance and fosters a culture of outstanding
Operational
  • Plan, manage and deliver operational works streams and continuous improvement projects on the KX estate, ensuring full adherence on statutory compliance, best practice estates management and operational excellence
  • Manage operational aspects of outsourced service providers and the in-house estates team to ensure security, cleaning, landscaping, maintenance, and repairs (fabric and mechanical and electrical) are coordinated
  • Ensure that underperformance of service partners is discussed and documented with the appropriate people. Areas of improvements should be discussed with the services partners and clear, realistic targets agreed
  • Monitor and measure written service level agreements, KPI’s, PMA targets, delivering specification and standardisation outputs and processes as detailed in the KCES operational and maintenance manuals/agreements.
  • Manage contractor site access and permits to work systems for service provider contracts and subcontractor tasks, proactively ensuring the maintenance of sound working relationships and tight standards of financial and contract management.
