Job Description

Purpose of the RoleThe Building Safety and Fire Manager is responsible for ensuring that the buildings, structure, and facilities meet the regulatory and legislative requirements, ensuring the safety and well-being of all occupants and visitors to the Battersea Estate. Therole will build and maintain public and occupier confidence by demonstrating and commitment to safety and compliance. As the role matures the position may broaden to support the wider risk and Events functions covered by the H&S team.Key Responsibilities

  • Coordinate and cooperate the submission of the Building Assessment Certificate application with the Resident Engagement Team
  • Ensure any actions attached to the Building Assessment Certificate are being addressed.
  • Any other duties that from time to time may be requested of you to satisfy the role.
  • Ensure all buildings in scope are registered
  • Develop and implement robust safety protocols and procedures, ensuring compliance with regulatory standards and industry best practices including BSA 2022 and related legislation.
  • Develop and maintain safety case & safety case reports, fire safety management plans and other documentation required for submission to the Building Safety Regulator, including the golden thread.
  • Manage and monitor compliance with all relevant legislative updates, including management of data sources and ongoing reporting regimes including the golden thread
  • Engage directly with clients, leaseholders, and residents to address concerns, provide updates on safety initiatives, and maintain positive relationships.
  • Collaborate with internal teams to integrate safety measures seamlessly into daily operations and planned projects.
  • Manage resident engagement within higher-risk buildings, ensuring safety concerns are recorded, monitored, and addressed appropriately.
  • Liaise with local authorities, regulatory bodies, and the Building Safety Regulator, as necessary.
  • Stay informed about changes in safety regulations, update internal policies accordingly, and ensure buildings meet the requirements of the Building Safety Act.
  • Deliver presentations on fire safety, contribute articles to resident newsletters, and provide advice on fire safety to tenants via residential team.
  • Undertake regular site inspections and ad-hoc reporting to maintain high operational standards and compliance with building safety case
  • Support project leaders and prepare reports on project statistics for senior management.
  • Procure and oversee thorough fire risk assessments of buildings, identify potential hazards, and ensure measures are actioned to mitigate risks.
  • Support with managing the risk profile and fire safety profile of Events across the BPS estate.
Qualifications, Skills, and Experience Qualifications:
  • Strong qualifications and a proven record of accomplishment in building / safety management.
  • Comprehensive understanding of regulatory compliance and safety standards.
  • Relevant certifications such as NEBOSH, CIOB, or equivalent.
  • CDM or a comprehensive understanding of CDM.
  • Excellent communication and client-facing skills.
  • Proven ability to work autonomously and make informed decisions.
  • Flexibility to adapt to the dynamic nature of property management.
Skills and Experience:
  • They will have previously worked in either a facilities management, housing, asset management, data analytics, compliance, construction, health, and safety, or building maintenance role.
  • They will have strong data management and interpersonal skills, with the ability to influence and develop relationships with all stakeholders, including residents and regulatory bodies.
  • They will be pragmatic and reasonable in their approach to all issues of fire and structural safety.
  • They will have knowledge of key fire and building safety legislation and guidance, including The Building Safety Act 2022, The Regulatory Reform (Fire Safety) Order 2005, PAS 8673:2022, PAS 9980:2022,
  • British Standards, the Approved Documents (B), The Fire Safety in Purpose Built Blocks of Flats guidance and the RICS EWS1 revised criteria.
  • They will be able to carry out research, consult relevant guidance and devise practical solutions.
  • They will be able to work with limited supervision, prioritise their workload, and meet deadlines.
  • They will understand the service and maintenance requirements and timescales associated with key fire safety equipment, such as fire alarm and detection systems, EAS, emergency lighting, automatic opening smoke ventilation, dry/wet risers, firefightingequipment, and passenger lifts.
  • They will have strong communications skills, be approachable and be able to form and develop effective professional relationships with stakeholders, colleagues, and clients, including the Fire and Rescue Service and the Building Safety Regulator
  • They will have experience of and be able to effectively utilise of Microsoft office software.
