Job Description

A great opportunity has arisen with a leading lettings firm in Bristol due to expansion of the business.Our client are a highly successful independent company that pride themselves on their high levels of service and professionalism.Looking to recruit a Property Manager that can hit the ground running and work within a busy and proactive team, this position would suit an existing property manager, or senior property manager, with around 3 years plus experience and looking to take theircareer to the next level..You will be joining an ambitious team, so a like minded person is sought for this role. You will need to relish responsibility and want to take on a leadership role.Our client appreciate the vital role property managers play in their business and great respect is given to the team.Working alongside another Senior Property Manager and two Property Managers this person will share responsibility for running the Property Management department.In addition to this leadership role this individual will have responsibility for managing a large portfolio of properties - circa 120-140.The Senior Property Manager role will include; management of tenancies, management of maintenance issues, tenancy check outs and their subsequent deposit negotiations.As such this individual must have a proven track record of property management, have expert knowledge of tenancy related legislation (ideally ARLA/NAEA qualified), and be experienced at dealing with the tenancy deposit scheme.Training and development is very important and you will be encouraged to develop and be supported with a specific Leadership Pathway training course.On a personal level great autonomy is given with this role so you must thrive in a busy environment, be a great problem solver, be thoroughly organized and appreciate the value of customer service.Main areas of responsibility:- Department and Property ManagersOverall responsibility for activities in the departmentProduction of end of month reportsTraining of Property MangersExcellent Customer Service levelsInterviewing potential contractors- Management Of TenanciesMaintaining accurate data base of managed properties - Jupix softwareProperty inspections and subsequent reportsTenancy extensions / renewals / rent increasesGas Safety Certificate, DVCR and EICR renewalsMaintaining landlords general duty of careIssuing of legal notices- Management of Maintenance IssuesManagement of day to day maintenance issuesManagement of external contractorsLiaising with landlords and tenants- Tenancy Check OutsAcknowledegment of notices - Landlord and TenantEnd of tenancy check outsDeposit returns / negotiations / disputes within the tenancy deposit schemeManagement of cleaning / maintenance workGeneral advice to Landlords of unmanaged properties£25k - £32k BasicFor more details or to be considered for the role, please call Georgia at AMR.
