Job Description

The companyLeading, award-winning and growing company in central Bristol has a permanent opportunity for a Property/Facilities Manager to join their team.The salary on offer for the role is £28,000 - £31,000 per annum depending on experience. Working hours are Mon - Fri 37.5 hours per week. Work pattern could vary from 08.30 to 09.00 am starts.Holidays are 30 days including bank holidays. There is also a company pension. This will be an office-based role - full driving licence will be required as travel to different branches around South West will be involved.The role:Working as Property/Facilities Manager, this will be a varied role that will encompass property management, project management as well as more hands-on tasks! This role will suit a proactive, practical individual.Duties will include:- Maintaining schedule of leases, including, break clauses, rent reviews and lease renewals.- Lease negotiations- Ensuring adherence to the requirements of leases in terms of covenants upon the tenant relating to decorations, skips etc.- Project management of branch moves and fitting out branches, as well as dilapidations schedules.- Project management of branch refurbishment on a rolling programme, ensuring work is undertaken on time and to budget.- Coordinating and managing ad-hoc property maintenance jobs and liaising between branch managers and contractors- Maintaining a rolling schedule of maintenance and servicing to shutter doors, alarm panels etc- Management and administration of utilities, recycling waste and cleaning contracts- Administration tasks to include VOA returns and key control.The PersonWe are seeking an individual who has previous experience in a practical property / facilities management role. You will be working both independently and within a team, so its important you can make well-thought decisions.
