Acorn by Synergie is seeking an experienced Block & Estates Property Manager for the client based in Bristol. Starting salary of the this full-time, permanent role is £36,000 paJob Overview:The Block & Estates Property Manager will manage a growing portfolio of approximately 25 - 50 Block Management and Estate Management sites in the South Gloucestershire, Bristol, and Gloucestershire areas.The aim of the property manager should be to provide a comprehensive, communicative, and reactive service to all the freeholders, directors, and leaseholder clients. To ensure each site remains compliant, safe, and proactively managed whilst under our clientscare.Responsibilities and Duties:1. To be the first point of contact for all enquiries from current clients2. To carry out regular site visits using current templates and reporting issues3. To administer monthly fire and health and safety testing4. To administer regular contract works and site visits5. To administer energy contacts and meter readings6. Ensuring all insurance policies remain in date, all reinstatement cost assessments carried out on schedule and linked back to insurance brokers, dealing with insurance claims7. To administer incoming reactive maintenance tasks from works order to approval of invoices8. Ensuring all larger works are signed off correctly including building regulations and warranty documents.9. To administer preventative and cyclical maintenance10. To set annual budgets based on previous and planned expenditure11. To attend and minute AGM and directors meetings12. To produce and circulate service charge demands13. To answer queries on leases or transfer deeds14. To resolve breaches of lease and transfer deeds15. To deal with anti-social behaviour16. To deal with site issues as required17. To maintain an overall view of budget expenditure throughout the financial year and report to the client18. To run Section 20 processes and ensure all work complies with Section 20 legislation19.
