Job Description

As a Neighbourhood Services Officer, you will be expected to:

  • To deliver an efficient and effective Neighbourhood Management service ensuring tenancy management and sustainment, income maximisation and service excellence for customers.
  • To provide a comprehensive tenancy management service including:
  • The management of a neighbourhood area.
  • The lettings of available homes.
  • Effective management of void properties.
  • Ensuring correct income payments are made by customers.
  • Effectively identifying and managing arrears cases.
  • Management of starter tenancies.
  • Liaison with the local councils housing benefit teams.
  • Dealing with tenancy successions, assignments, and mutual exchanges.
  • Proactively dealing with suspected abandoned properties.
  • Supporting asset management programme, gas servicing programme and compliance requirements through access to properties.
  • Effective and pro-active management of Anti-Social Behaviour Cases.
  • Effective estate management through neighbourhood walkabouts and partnership working.
  • Carrying out Tenancy Audits.
  • Identify customers who require additional support to sustain their tenancy and liaise with relevant agencies.
  • Leading community engagement and resident empowerment work.
  • Taking legal action when necessary to address breaches of tenancy.
  • Attending court for hearings and giving evidence as a witness on behalf of OVH.
  • Applying for, monitoring, and attending evictions.
  • To have a flexible approach to work. There will be a necessity to work outside normal working hours, during evening and weekends as directed.
  • Commit to equality and diversity and to promote non-discriminatory practices in all aspects of work undertaken.
  • Adhere with the Health and Safety at Work Act to take reasonable care of own health and safety and that of others who may be affected by their acts and omissions.
To be successful in a Neighbourhood Services Officer role, the skills you will need:
  • Educated to level 2 (5 GCSE grade A-C) standard or equivalent.
  • Experience of working and achieving objectives, both team and individual.
  • Experience of dealing with people in a customer facing role and achieving positive results.
  • Ability to work without direct supervision and organise own workload in the most productive way.
  • Can demonstrate resilience when faced with challenging situations and tasks.
  • Positive, adaptable attitude and motivated to improve.
  • Able to work flexibility including occasional evenings and weekends.
  • Use of a car for work purposes.
  • Ability to work remotely and flexibly where needed.
  • Excellent communication skills, able to communicate across multiple channels including Microsoft Teams, Face to Face and Email.
Experience or Knowledge of the below would be advantageous but not essential:
  • Experience of using a range of solutions to effectively manage challenging situations to an effective resolution.
  • Experience in selling and negotiating to reach positive outcomes.
  • Understanding of operating in a business environment and minimising loss.
  • Willing to recognise opportunities for improvements and take calculated risks to achieve objectives.
