We are currently looking to identify and recruit a highly experienced General Manager of a commercial building in the heart of Birmingham city centre. You will manage the day-to-day client activities for the property and bethe on-site point of contact for key stakeholders and/or client. Overall responsibility for site budgets, accounting and finance, maintenance and operations, contract services, purchasing of material, equipment & supplies, occupancy services and helpdesk.Key responsibilities - Commercial Building ManagerUnderstand the Client’s objective, assist in reporting and act as lead in all operational matters at the propertyEstablish and manage a property strategy to provide a high standard of customer serviceRegularly meet with occupiers to fully understand their wants and needsManage the on-site services teams to ensure customer satisfaction and minimise service interruptionUndertake annual Occupier Surveys and respond to feedbackEnsure KPIs are met and service excellence is delivered throughout all on-site operationsFinancial management, through the preparation, monitoring and reconciliation of service charge budgetsEnsure that the procurement of supplies and services at the property is best valueEnsure high quality health and safety practices are maintainedKnow and understand all heating, ventilating, mechanical and electrical equipment at the propertyWork with building surveyors / architects / consultants on major worksLead, develop and inspire the on-site FM team and develop a culture of innovation and proactivityMentor and enable training & development of teamPerformance manage, set goals, and complete year-end assessmentProactively engage stakeholders to ensure that on site client’s expectations are metEnsure Service Partners are well-managed, delivering services on time and within budgetDeal with due diligence enquiries on disposal and lettings from a facilities perspectiveEnsure expiry of contracts are monitored and re-procurement is initiated and contracts are continually assessedEnsure all Critical Environment requirements are metReview existing operations regularly to reduce costs and improve operational standardsEnsure a property risk management program including audits is implemented and maintainedCandidate Profile - Commercial Building ManagerStrong management experience in a high-profile commercial building/facilities environmentUnderstanding of building design, base build management, and service charge budgetsAbility to effectively motivate and manage teams and proven ability to manage complex operational mattersExperience in managing major CAPEX projectsCustomer service-oriented attitudeAbility to lead, train and promote collaborative relationshipsExcellent project management and organisational skillsGoal-oriented with a focus on meeting performance targetsDegree or RICS equivalent qualification in facilities management, building or related field is desiredKnowledge of health and safety requirements (IOSH/NEBOSH)Basic technical knowledge of property systems (Air-conditioning, Chiller system, Fire Protection system, Mechanical & Electrical system, BMS system)Working knowledge of commercial contractsStrong budget management and financial analysis skillsClient-focused with a proactive and professional approach to stakeholder engagementExperience implementing and managing sustainability practicesFamiliarity with building codes and regulationsProficiency in property management software and technologySkilled in data analysis and reportingSalary & Package - Commercial Building Manager:Guide at £55,00040 hours per weekAnnual discretionary bonus and company benefitsLocation - Birmingham City CentreIf you have significant experience managing commercial buildings and facilities and have what it takes to excel in this demanding and exciting position, please get in touch with James Hanson to discuss in more detail.
