The Role:We are seeking an experienced Quantity Surveyor with a background in housebuilding, particularly in projects involving timberframe construction. Based in Warrington, you will be a key contributor to their team, managing costs and financial aspects of residentialdevelopment projects. This role presents an exciting opportunity for an individual with expertise in timberframe construction to join their growing organisation. Responsibilities:• Cost Estimation: Accurately estimate costs for residential development projects, focusing on construction materials, labour, and associated expenses. • Budget Management: Collaborate with project managers to develop and oversee project budgets, ensuring adherence to financial objectives throughout the construction process. • Tendering: Lead the tendering process, preparing tender documents, evaluating bids, and recommending suitable contractors with expertise in housebuilding construction. • Contract Management: Administer contracts with suppliers, subcontractors, and consultants, ensuring compliance with contractual terms and conditions, with a specific focus on timberframe aspects. • Variations and Change Orders: Assess and manage variations and change orders related to timberframe construction, evaluating their impact on project costs and timelines. • Value Engineering: Identify opportunities for value engineering within timberframe construction, optimizing costs without compromising quality. • Cost Reporting: Provide regular, detailed cost reports to project stakeholders, highlighting any discrepancies from the budget and proposing corrective actions specific to timberframe elements. • Risk Management: Identify and assess potential risks associated with construction, proposing proactive solutions to mitigate their impact on project outcomes. • Collaboration: Collaborate closely with internal teams, including architects, engineers, and project managers, to ensure effective communication and coordination on specific project matters. • Cost Tracking: Monitor and track construction costs throughout the project, keeping stakeholders informed of any cost implications. Qualifications and Skills:• Bachelors degree in Quantity Surveying, Construction Management, or a related field. • Proven experience as a Quantity Surveyor with a focus on timberframe construction within the housebuilding sector. • Strong knowledge of construction contracts, procurement methods, and cost control procedures, particularly in the context of timberframe projects. • Excellent analytical and numerical skills with meticulous attention to detail. • Proficiency in relevant software applications, including Excel, cost estimating software, and project management tools. • Effective communication and negotiation skills, with the ability to articulate timberframe-related concerns and requirements. • Ability to work independently and collaboratively within a team. • Membership in a relevant professional body (e.g., RICS) is desirable
