Job Description

  • Main Purpose of JobDeal with all aspects of formal consultation for major works and service contracts to fully comply with Section 20 of the Landlord & Tenant Act 1985 (as amended) to ensure full recovery of incurred costs. The role requires an understanding of relevant legislationand a strong eye for detail. The officer will manage conflicting priorities, work to deadlines as well as advise on varying leasehold issues.Principal AccountabilitiesKNOWLEDGE, SKILLS AND EXPERIENCE Key Tasks
    1. To have a comprehensive understanding of the requirements of section 20 of the Landlord and Tenant Act 1985 (as amended) and ensure these are carried out correctly.
    2. To be the point of contact for queries and advice, externally and internally concerning leases, leasehold management and the liability of leaseholders to contribute to S20 expenditure.
    3. Work closely with Property Services and other teams within Swan to ensure the effective delivery of the service.
    4. Interpret long leases to ensure consultation for works is undertaken in accordance with the provisions of the lease. Jan 2011 5. Deal with enquiries from residents and respond to formal written observations within statutory timescales.
    5. Arrange and attend any resident meetings that may be required as part of consultation.
    6. Work with colleagues and external consultants to ensure consultation required for the procurement of contracts is undertaken correctly and in a timely manner.
    7. Prepare applications to the First Tier Property Tribunal for dispensation from consultation where necessary.
    8. Prepare cases for Court, Mediation and Tribunals, attending and giving evidence where necessary.
    9. Maintain and update records of consultations used for reporting purposes.
    People
    1. Liaison with staff, customers and other agencies as appropriate and in accordance with the agreed Customer Charter Standards.
    Information
    1. To provide reports and statistical information as required.
    2. To input data and update the computer systems as required.
    Administration
    1. To deal with general correspondence, produce First Tier Property Tribunal reports, court papers and other relevant documentation as required.
    2. Attend Tribunal and Court hearings as required.
    3. To ensure file reports are produced and that all files and CRM kept up to date and in order. Training To participate in staff meetings and training courses as required.
    Other Accountabilities
    1. To carry out any other tasks as may be reasonably assigned by the Home Ownership Manager.
    2. Acting at all times in accordance with the Associations published policies and procedures.
    3. Ensure that the requirements of the Data Protection Act are complied with in carrying out the duties of this post.
    4. Promote the Association in a positive manner.
    5. Be aware of and promote the Associations Equality & Diversity Policy and ensure this fits it with the entire agencies activities.
    6. Ensure that duties are carried out in accordance with Health and Safety procedures
