Working for a successful Block & Estate Management Company, we are looking to recruit a full time experienced Block / Property Manager.The successful candidate will be responsible for the pro-active day to day management of each site, which includes but not limited to maintenance coordination, interpretation of leases, inspections, AGMs, meetings with decision making owners, managing contractsand dealing with lessee enquiries.The successful candidate will have excellent time management and customer service skills, be able to prioritise and think outside the box and be happy working within a close team.The perfect candidate will have previous experience as a Block Property Manager.Candidates who have a RICS, AIRPM or MIRPM accreditation will be viewed more favourably but the company might consider an experienced candidate who is prepared to achieve the qualification.Skills: The skills required for this Block Manager role will include: Previous Block Management experience Experience of serving Section 20 Notices Great customer service skills Great telephone manner Great organisational skills A team player, working alongside our existing property management team. Professional and customer focused with an ability to build relationships. Willing to keep up to date with training and relevant legislation. Car owner / driver essentialSpecific role related duties:1. To be the first point of contact for all enquiries from current clients2. To carry out regular site visits using current templates and administering any issues3. To administer monthly fire and health and safety testing4. To administer regular contract works5. To administer regular contract site visits6. To administer regular contract works such as gardening and cleaning.7. To administer energy contracts and meter readings8. Ensuring all insurance policies remain in date, all reinstatement cost assessments carried out on schedule and linked back to insurance brokers, dealing with insurance claims9. To administer incoming reactive maintenance tasks from works order to approval of invoices10. Ensuring all larger works are signed off correctly including building regulations and warranty documents11. Allocated invoices to lease schedules12. To administer preventative and cyclical maintenance13. To plan for site visits when access to individual units is required14. To set annual budgets based on previous and planned expenditure15. To attend, chair or minute AGM and directors meetings16. To produce and circulate service charge demands17. To produce and circulate supplementary demands18. To manage bad debtors19. To answer queries on leases or transfer deeds20. To resolves breaches of lease and transfer deeds21. To deal with anti-social behaviour22. To deal with site issues as required23. To maintain an overall view of budget expenditure throughout the financial year and report to the portfolio manager24. To run Section 20 processes and ensure all work complies with Section 20 legislation25. To serve Section 20b notices as required26. Completing LPE1 & FME1 forms27. Receipting notices of transfer and assignment and deed of covenants28. Transferring shares or company memberships29. Transferring ownership on Resident system and sending welcome packs30. Completing annual confirmation statements31. Adding and removing directors as required32. Conveyancing
