Job Description

Richard Savidge 2010 LimitedJob ProfileThe Objective of this role is to record accurate inventories and end of tenancy check out reports for our portfolio of managed properties, do six monthly inspections, manage the deposit and return process and ensure properties are ready to let. Must have 1 year experience in this field.

  • Complete all inventories and checkouts at properties ensuring that reports are accurate.
  • Advise tenants on the deposit release process and ensure they are aware what is required of them before they leave the property.
  • Advise tenants of the progress of their deposit release, ensure that they are aware of any deductions that may be applied in line with TDS timescales.
  • Liaise with the Landlord over issues at the property and obtain charges for works.
  • Obtain quotes and instruct contractors for end of tenancy cleaning and maintenance.
  • Ensure that detailed breakdowns of works are held to defend deposit disputes.
  • Negotiate between landlord and tenant during a dispute to avoid it going to arbitration.
  • Advise landlords and tenants on legal regulations.
  • Manage landlord expectations on deposit deductions before the end of tenancy process begins.
  • Manage diary and organise own workload.
  • Ensure that all maintenance and cleaning is complete, and the property is ready for the next Tenancy to commence.
  • Deal with disputes and complaints and communicate reoccurring problems to line manager.
  • Assist with general queries.
  • Assist with cover in other departments where necessary.

  • Must be very organised and able to manage their own time effectively.
  • Is accurate and demonstrates good attention to detail.
  • Has excellent listening and communication skills.
  • Has excellent negotiation skills.
  • Must be organised and have tact, diplomacy and good people skills.
  • Possesses good customer service and problem-solving skills.
  • Proven track record/background within a service industry.
  • Holds full driving licenseExperience within this role is required. You will be required to work Monday to Friday from 8.30am until 5:30pm and alternate Saturdays 9.30am to 12.30pm
