Job Description

On-Site Property ManagerLocation: Widnes, WA8 6BHSalary: £15 per hour + BenefitsContract: Permanent, Part TimeHours: 10 hours a week to be worked flexibly as well as occasional extra hours on an ad hoc basisLooking for a second job, one that works around an existing flexible / early morning or evening roleLooking for a studio apartment to be part of the package (payable at current market rate)If yes, then read on!A new and varied job opportunity has arisen at Midwood House in Widnes. We are looking for a Part Time On-Site Property Manager to manage a recently converted, high quality residential block comprising 33 Residential Studios located in Widnes Town Centre.In order to carry out your tasks effectively, you will be expected to live on site and you will therefore be provided with an ensuite, furnished studio flat in which to live, for which you will pay current market rate.Your studio flat rental rate is inclusive of all bills, Wi-Fi, and TV Licence. Midwood House also offers a free shared laundry facility, free dedicated parking space, bike store, outside seating area and is conveniently located close to major road networks, railway stations and bus stops as well as being walking distance to the local shops, eateries and other leisure facilities.Previous experience as an On-Site Property Manager is not essential but you must be presentable, personable and polite, with good Customer Service skills and experience.This role would most likely suit someone with another flexible / early morning or evening-based job.On-Site Property Manager - The Role

  • Supporting studio viewings by potential tenants at varied times,
  • Leading on letting negotiations with potential / prospective tenants in conjunction with retained Letting Agents,
  • Supervising start/end of tenancy procedures i.e. ensuring key handover, start/end of tenancy inspection, Inventory, cleaning and fixtures and fittings linked to deposit return,
  • Checking the interior and exterior of the building on a regular and ongoing basis and reporting and recording faults and organising for any necessary repairs to be undertaken,
  • Supervising the cleaning of the communal areas as well as other on-site services such as window cleaning, fire alarm testing, refuse collection, utility companies etc
  • Meeting and greeting Service Providers attending Midwood House to provide one off services / carry out repairs and ensuring they are properly briefed on required tasks, supervised whilst on the premises and have the quality of their work checked and approved,
  • Monitoring the current tenancies for the 33 studios to ensure tenants are complying with the terms of their tenancies and also dealing with any issues as they present e.g. noise, pets (not permitted) etc
  • Dealing with any issues in a polite, positive and proactive manner
  • Liaising with Managing Agents and Letting Agents for the Block as well as with the Landlord regarding any issues
  • On-Site Property Manager - Approach, Skills and Experience
  • A polite, positive and pro-active approach that will be underpinned by previous Customer Service experience
  • Committed to providing high levels of customer care for all tenants and visitors to the Residential Block
  • Committed to developing effective working relationships with Service Providers, both those who provide ongoing services and those who provide one off / occasional services, as well as with Letting Agents and Managing Agents,
  • Highly effective verbal communication skills as you will be liaising with a number of people on a daily basis,
  • Extremely well organised, diligent and accurate with record keeping,
  • Self-motivated with a can-do attitude and able to work calmly and productively,
  • Resourceful and solution focused problem solver as you may be required to deal with some situations that require you to think on your feet
