  • What does the job involveYou will work closely with a small portfolio of Landlords, as their dedicated point of contact, overseeing every aspect of their investment properties from the point of tenancy application to deposit return.Most jobs in property are typically transactional, however in this role, you will have the opportunity to foster long term & effective relationships, with your landlords and tenants, taking pride in your work as you have ‘end to end’ accountability for all tasks.You will be a positive and friendly individual with a passion for problem solving and a ‘can do’ attitude. You will need to be well organised, with excellent IT skills and have good attention to detail, in our business it really is the small things that matter.The position offers lots of variety, working from our new offices in Taunton as after full training, you will progress to visiting properties, so you will need to be a car owner, with a clean licence and must be smart and well presented.You don’t have to have experience in property but you must have experience of working with the public and excellent IT skills.Key Competencies:

  • Key Responsibilities:
  • Answer all incoming communications (internalexternal)
  • Progress applications through to tenancy
  • Foster great relationships between tenant – agent - landlord
  • Progress maintenance enquiries keeping all parties up to date
  • Progress arrears and minimise impact of arrears
  • Progress legal compliance issues, such as CP12 gas safety inspections
  • Progress tenancy renewals
  • Manage end of tenancy requirements
  • Negotiate tenant deposit resolution
  • Negotiate contract renewal with Landlord clients
  • Resolve complaints
  • Adhere to company procedures (training manual)
  • Escalate queries outside of own authority level
  • Maintain compliance with industry and internal regulations
  • Attention to all H&S issues, including hazard and accident reporting
  • Ensure focus on own development
  • Review and report on improvements within the business
  • Salary: £18,000- 21,000 per annum, Bonus & on target earnings available up to £6000 per annumHours: Monday to Friday 8.30am to 5:00pm.You will need a full, clean UK driving licence and your own vehicle.
