Badenoch & Clarks specialist Property Services & Building Safety Division are partnering exclusively with Gentoo Housing Association to assist them in recruiting a Building Safety Manager on a permanent basis to work out of their offices located in Sunderland. This is a truly exciting time to be joining the organisation in such a pivotal position that will help shape the groups future across Building Safety Management in line with the upcoming legislation. Job purposeAs the newly appointed Buildings Safety Manager, you will ensure a high level of building safety across all relevant properties, with the welfare and safety of our residents, staff and other building users being your top priority. You will also be responsible for ensuring the company complies with all statutory and non-statutory safety responsibilities in relation to legislation and building regulations. Core duties & accountabilities*Supporting the Associate Director of Health, Safety and Environment and other key internal stakeholders in the development and implementation of the Groups building safety strategy.*Providing advice and guidance to Gentoo Group on the implementation of the Groups building safety policy and meeting building safety legal requirements for high-rise residential premises.*Ensuring the Group registers its high-rise residential premises with the Building Safety Regulator and obtains a Building Assessment Certificate for those premises in accordance with legal requirements. *Working with key internal stakeholders to develop and implement a building safety plan for each of the Groups high-rise residential premises.*Overseeing the development, implementation and maintenance of a safety case for each of the Groups high-rise residential premises. *Submitting a safety case report to the Building Safety Regulator, in accordance with legal requirements, for each of the Groups high-rise residential premises. *Ensuring processes are in place to identify, assess and control significant building safety risks in each of the Groups high-rise residential premises.*Working with key internal and external stakeholders to ensure the Group develops and implements an outstanding tenant and resident engagement strategy on fire and building safety.*Ensuring the Building Safety Regulator is notified of specific building safety occurrences in any of the Groups high-rise residential premises in accordance with legal requirements. *Liaising with relevant internal and external stakeholders to investigate building safety incidents that occur in any of the Groups high-rise residential premises. *Acting as the nominated point of contact for all liaison with the Building Safety Regulator.*Working with key internal stakeholders to deal with relevant queries from other enforcement authorities, such as the Fire and Rescue Service and the Health and Safety Executive. *Maintaining oversight of the Groups permit to work processes for relevant works in the Groups high-residential premises. *Monitoring the works carried out by contractors in the Groups high-rise residential premises and escalating any concerns over performance in relation to building safety to the relevant contract manager. *Utilising a range of measures to seek assurance on how the Group is managing building safety in its high-rise residential premises, including:oplanned audits of key building safety risks such as electrical safety, asbestos, water hygiene and fire safetyopost inspections of building safety works carried out by the Group and its contractorsoroutine planned inspections of the common parts of the Groups high-rise residential premises to monitor building safety standards and identify hazards.*Sharing building safety information and data with key internal stakeholders to inform decisions on building safety such as planned investment programmes and tenant and resident engagement. *Line managing the Groups Building Safety Advisor(s) and ensuring they fulfil the requirements of their role.*Undertaking any additional responsibilities in response to changes in government guidance and legislation in relation to building safety.Qualifications*A degree level qualification in a recognised discipline in the built environment*The NEBOSH Diploma on Occupational Safety and Health (or equivalent)*The CIOB Level 6 Diploma in Building Safety Management (or willing to obtain)*Membership of a recognised industry body*A commitment to the ongoing maintenance and development of skills and knowledge through a structured programme of continuous professional developmentCandidate requirements*Knowledge of current health and safety and building safety legislation and best practice. *Knowledge of key building safety risks, including structural safety, fire safety, asbestos, mechanical and electrical safety and water hygiene. *Knowledge of the ongoing management of safety in the built environment, with strong knowledge of the application of the Construction (Design and Management) Regulations 2015*Excellent verbal and written communication skills, including the ability to communicate with and influence senior stakeholders.
