Job Description

Urgent RequirementCapital Projects and Property Manager neededStaffordshire3 months Temp, could go Permanent£28 to £32 per hourVenn Group is currently recruiting for a Capital Projects and Property Manager for a large organisation based in the Staffordshire area. The hours will be 37.5 per week, with future opportunity to work from home if suitable.The role will involve:

  • Provide a professional property and capital project management service for the organisation, including advice on all strategic and operational issues in relation to the organisations premises, including specialist advice on leases, service charges, dilapidationsettlements, Local Planning and Building Regulations applications, and manages the operational delivery of the organisations approved Capital Projects, including the Backlog Maintenance programme, ensuring that these are delivered to agreed timescales, budgets,and quality standards
  • Preparation of specifications, schedules of works, programmes and cost plans to ensure project works are delivered and managed in accordance with contractual obligations
  • Provide property management advice and expertise relating to the acquisition of properties, lease renewals, and building condition surveys, together with specialist guidance on construction projects, to other Estates Staff, Senior Managers/Directors ofthe organisation, and uses e-PIMS for the disposal of surplus land and properties
  • Management and monitoring of project work, utilising both in-house and out-sourced labour to deliver services that comply with best practice, mandatory and statutory requirements, contractual obligations and corporate governance
  • Ensuring the use of approved suppliers; review of sub-contracts, ensuring a defined specification/scope of works is included as a minimum and ensuring due diligence is undertaken as required
  • Ensure compliance with relevant statutory, mandatory and contractual obligations in the delivery of the Project Management Service. Evidential documentation in support of compliance to be managed and available to satisfy audit requirements
  • Update and maintenance of documentation within the technical library, including drawings, room data sheets, H&S files and O&M manuals
  • Manages all property leases, including the associated rent, service charges, Business Rates and Utilities costs, and ensures that the organisations Estates Terrier contains up to date information on property Leases and Service Level Agreements, etc
