Asset Maintenance ManagerAre you an experienced Construction ManagerAre you a qualified chartered surveyorAre you a Maintenance Manager within FacilitiesAre you a Construction Manager within an M&E settingIf so then read on as this could be just the role you have been searching forOn behalf of my longstanding client based in Staffordshire, I am recruiting for an Asset Maintenance Manager where no two days will be the same in this position, you will be working for an iconic business and name.This role reports directly into the Head of Estates and Facilities as a key part of the estates team where you will be managing projects from grave to cradle. You will be managing large scale projects up to £1 million.Main responsibilities of the role will include:You will be ensuring buildings and key facilities assets companywide are condition surveyed on a continuous rolling programmePeriodic safety related surveys such as, Asbestos monitoring, high level building inspections and high-level signage surveys.Organise and record the surveying of all structures including listed structures onsite (drone technology is preferred for high level surveying), ensuring a risk rating is provided for all surveyed assets in the form of a central risk register easily availablefor all to access and review, communicate all high risks to Head of Estates and Facilities.As part of the surveying, ensure that a plan is developed to remove vegetation from the structures and that repairs are made once any vegetation is removed.Ensure quotations are received for repairs to roofing, faades, doors, and windows to gain approval and PO prior to issuing an order to proceed with any work.Provide costing support for project works carried out in-house (technical services) to enable go / no-go decisions to be made on specific worksDevelop an asset lifecycle model (to include whole life costs) to support all maintenance and capital works decisions.Provide support to in-house projects in relation project management and including any Construction and Design Management regulations (CDM) requirements.To ensure the Asset Management Plan is delivered on an annual basis and ensure safety of all assets is managed at all times, whilst reducing reactive failures and improving planned maintenance through data led analysis and continuous improvement projects.Experience RequiredAn understanding of CDM regulationsDemonstrable experience with all types of buildings and structures, experience of operating asset management systems, surveying assets (structures and M&E) and management of projects with whole life cost.A versatile and flexible approach towards shifts is required, including a flexible approach to weekend/public holidays as required.Self-motivated with the ability to work using own initiative displaying decision making skillsQualifications RequiredProfessional qualifications (HNC+ or equivalent) in a relevant discipline including construction, building surveying, project/programme management, buildings maintenance, quantity surveying or a related discipline.Essential DetailsPosition - Asset Maintenance ManagerLocation - Cheadle, StaffordshireSalary - £50k-£53k + bonus + attractive benefits package.
