Housing Management WorkerREPORTS TO: Service Lead ROLE BAND: 4DIRECTORATE: HousingNO OF DIRECT REPORTS: NoneDBS REQUIRED: YesLEVEL OF DBS: EnhancedQUALICATIONS REQUIRED: Relevant experiencePRIMARY PURPOSE OF THE ROLE:Working as part of a team, managing a portfolio of properties and tenancies across a designated area, providing an intensive Housing Management Service to a core group of people.KEY RESPONSIBILITES:· Directly supporting tenants to manage their tenancy, assisting them with housing benefit claims and signposting them to relevant support services and liaising with support services where required.· Conducting initial and regular assessments of the potential or actual service user including any risks, their needs and requirements in respect of the service, to determine eligibility for the service taking necessary action where required are delivered.· Working with the Housing Management Team to ensure the correct tenancies are issued, sign up new tenancies and ensure the service user understands and accepts tenancy obligations.· Be involved in ordering furniture and goods for the property· Work closely with the Asset Management team on ensuring property standards are maintained, repairs are reported in a timely way and ensuring the properties are suitable for letting and safe occupation.· Maximise rent collection and adhere to the arrears management policy and procedure.PROFESSIONAL & TECHNICAL EXPERTISE· Maintain the highest professional standards and service levels to our service users treating everyone with dignity and respect.· Work in partnership with the Housing Management team to ensure we are working within our voids and arrears targets, complying with Tenure Law and abiding by our Housing policies and procedures.· Foster positive relationships with the local community, neighbours and landlords.· Work collaboratively with key internal partners in Quality, Policy, HR, Finance and IT to deliver the best possible service to our users.· May deputise for the Area Manager as required and lead on specific portfolio responsibilities as identified.· Be prepared to work flexibly across more than one area if required.
