Job Description

Project Surveyor"Fitness for Habitation" PermanentReigateSalary up to £40k DOEThis is a crucial role for a significant and well established Housing Association, encompassing the responsibility for identifying the cause and then the planning and management of all work for the more complicated repairs issues - to prevent and resolve reported damp and condensation claims.Role Purpose:

  • You will be the lead Project Surveyor reporting to the Contracts Manager for all disrepair claims affected by the incoming legislation associated with "Fitness for Habitation" (20th March 2020)
  • To review historic damp, condensation and disrepair works and ensure satisfactory closure
  • Responsible for managing the projects - identifying, planning, raising and organising the qualified repairs
  • To produce clear Schedule of Works for each repair for the in-house team or contractor
  • The approval of third party estimates, consultant input and the management for projects within the responsibility of the role
  • To ensure effective communication with residents and the in-house team with detailed case management and excellent record keeping
  • Project Surveyor Accountabilities:
  • Professional support for the swift resolution of customer queries and complaints by proactive project management through to resolution, including the identification of remedial actions
  • To Survey identified properties; solve problems; consult residents; create specifications and plans; procure/order works and materials and case manage complex projects including the coordination of DLO and contractors, pre- and post-inspection of all works
  • To ensure that detailed records are kept of all customer contacts, surveys, notes and jobs within the correct IT systems to be accessible to the rest of the team
  • Sensitive communication with customers to resolve complaints, increase satisfaction and ensure satisfactory closure
  • Responsible for compliance with the Section 20 leaseholder consultation procedure
  • Focus on maximising productivity, with the right diagnosis and a right first time approach
  • To ensure that accounts and invoices are accurate and to keep managers apprised of budget forecasts
  • Participation in budget setting and tendering processes
  • Qualifications and Experience:
  • CIOB or BSc in Building Surveying or HNC/HND, 2 or more A level passes or trade/surveying City & Guilds, or extensive experience
  • Project planning and project management
  • Able to diagnose damp / condensation within properties
  • Able to formulate plans for repairs and instruct works
  • Excellent IT systems skills
  • Good financial and commercial understanding
  • Experience of:
  • Managing projects from start to finish
  • Managing disrepair claims & Insurance works
  • Skills:
  • AS the lead Project Surveyor you will be expected to have an appreciation of the changing customer base, their needs and aspirations, and different customers needs from the service
  • An inquisitive approach, applying best practice from external sources
  • Ability to:
  • Use judgement to resolve customer issues and complaints
  • Effectively scope and instruct repair works and to advise trade staff and contractors about technical repairs solutions
  • Analyse data to formulate improvement plans with attention to detail
  • Get the best out of trades-staff and contractors using influencing skills beyond own team boundaries; adapting style to needs and building positive relationships
  • Delivery focused, positive, assertive and pro-active approach to resolving technical and people issues and identifying improvements or resolutions
