Job Description

Adeccos specialist Property Services Division North are delighted to be working with a National Housing Association as we look to assist them in recruiting a Project Manager - Heating and Electrical. Please note that this role will close off at the end of this week so please contact me asap for further details. Location

Duties
  • Managing the planned servicing and responsive repairs contracts for our gas, oil and renewable heating assets, ensuring our homes and offices remain 100% complaint.
  • Managing the electrical fixed wire testing programs within your regions, ensuing that homes and offices remain 100% complaint.
  • Managing the planned servicing and installation programme for domestic smoke detection.
  • Manage the performance of our external heating and electrical contractors ensuring that robust KPIs are set and monitored daily and as part of regular contractor meetings, quickly identifying and addressing under performance.
  • Continually monitoring and reporting group KPIs in relation to gas and electrical safety to identify risks of overdue properties, integrating data to ensure that actions are taken to mitigate non-compliance.
  • Working with and building relationships with colleagues in other departments to proactively address hard to access properties.
  • Ensuring that remedial actions following planned servicing and reactive works are quickly addressed, using asset and budget data to make informed decisions.
  • Using your technical expertise to implement robust quality control systems for the services and equipment within your remit. Taking action to ensure that relevant legislation and safety standards are met, and customers / staff safety is maintained.
  • Ensuring that contractors are adhering to Health and Safety requirements at all times, achieved by working closely with external auditors and conducting on site audits of complete and in progress works across our stock locations.
Candidate requirements
  • Suitable Technical Qualification such as CCN1/CPAN1/CKR1/CENWAT1/HTR1. along with G3 Unvented hot water storage, NVQ Level 3 in electrical installation, 18th Edition of the Wiring Regulations.
  • Minimum of HNC in a related construction subject or equivalent experience.
  • Minimum 3 years experience of managing gas and / or electrical servicing and repairs contracts, ideally client side and within the social housing sector.
  • Up to date knowledge of renewable technologies such as ground and air source, and solar thermal.
  • Experience in writing technical specifications for use in the procurement of servicing and maintenance heating and / or electrical contracts.
  • Experience of budget setting and monitoring with a proven track record of delivering value for money.
  • Experience of working within Section 20 legislation.
  • Experienced contract manager with the ability to detect early warning signs of service / contractor underperformance.
  • Excellent understanding of Health & Safety in both Social Housing and general construction, including working knowledge of the CDM Regulations 2015.
Salary and benefits
  • £42,998 annual pay
  • 36 days paid holiday per year rising by 1 day per year up to a maximum of one working week.
