Job Description

A very well established Agency in Nuneaton is now seeking a Property Manager, this long standing agent specialise in commercial, residential, new homes and land and are seeking an experienced property manager to join the team. A trainee maybe consideredfor this role who has administration experience, be of smart appearance and a full driving license.

  • To deal with managed property repairs and maintenance enquiries
  • Arrange satisfactory completion of works
  • Liaise with contractors, landlord clients and tenants
  • To conduct periodic property visits in a timely manner and update landlords with findings
  • To perform a schedule of condition/inventory on vacant properties prior to a new tenancy starting
  • To conduct final inspections on a tenant leaving a property and handling the return of the deposit
  • Keeping up to date and accurate records of visits and repairs
  • To assist with the effective management of the Residential portfolio
  • To arrange and update annual gas safe records and EICRs complying with Regulations.
  • Complete pre-inventory checklists and HHSRS checklist, complying with Regulations.
  • To arrange tenancy renewals and liaise with landlords and tenants regarding these
  • To carry out other reasonable duties from time to time as requested by the management
  • To assist in the administration of new lettings
  • To assist in any other requested tasks in order to ensure the smooth and efficient running of the Department.
  • To carry out your duties with all due diligence with regard for legal requirements
  • To maximise all related business opportunities to include: Mortgage referrals, Auction referrals, Survey Department referrals, Property insurance referrals, Rent and Legal insurance referrals
