Job Description

VS315/02Maintenance / CaretakerSalary: £18,915 Per AnnumLocation: NottinghamHours: 37.5 hours per week, on a rota working 5 days out of 6 between MondaySaturday. Shifts, 8am4pm, 10am6pm and 12.008pm.Our client is an owner and operator of purpose-built student accommodation across the UK. Having already created a portfolio of over 17,000 beds and ambition to increase that further in the near future, making it a really exciting time to join them.Our Caretakers do just thattake care; in fact, they take great care of our grounds, properties and our customers homes. Our properties are our shop windows and the Caretaker role is responsible for ensuring weve got the best window display in town. Ourteams dont ever walk past a problem and this is particularly important for our Caretakers, who ensure our properties are inviting, well maintained and safe. Youll spend a lot of your day meeting our customers and really influencing their experience withus.This is a brand new 16 million pound property and a fabulous place to work!Duties

  • Top of your agenda at all times; practice an unrelenting approach to safety and welfare
  • Take a proactive approach to ensure that the developments are maintained to very high standards, filling and painting walls, basic joinery, fixing doors, locks, broken handles, changing light bulbs, switches, basic pluming, fixing leaking taps, showers,siliconing etc
  • Conducting or assisting with the maintenance of the building and building fabric, including repairs and redecoration as required.
  • Work with our Maintenance systems to allocate work to your day and update maintenance tickets in line with training guidance and processes.
  • Ensure customers are updated on the progress of their ticket.
  • Carrying out reactive maintenance tasks in occupied rooms with the focus being on customer service and quality workmanship, respectful always that you are working in someones home.
  • Act as the eyes and ears for the Property Manager for issues throughout the properties and ensure they are reported as required promptly and professionally.
  • Ensure that all external services, surfaces and traffic routes are in good order and fully functional to meet their intended purpose.
  • Spread grit on roadways, footpaths, car parking areas and other external hard surfaces
  • Attend to any spillages, and other emergency cleaning requirements dur[1]ing working hours
  • Monitor the quality of the work of contracted landscapers, take personal responsibility for ensuring no weeds are present in the grounds.
  • Maintain exceptionally high levels of cleanliness and tidiness in and around bin store or refuse areas.
  • Take responsibility for assessing additional refuse collection during peak seasons
  • Take responsibility for the stock held at the property.
  • Conduct regular assessments of stock levels and work with the Assistant Manager
  • Escort and assist specialist engineers/sub-contractors attending site to carry out works as and when necessary.
  • Ensuring every interaction you have with our customers is a positive one, that makes a difference to their day.
Requirements:
  • Experience in carrying out basic maintenance, caretaking and building fabric works
  • Experience in a customer service environment
  • Awareness of Health & Safety practice
  • Experience of working in facilities management
  • Conscientious
  • Personable and easy to communicate with, well-liked by everyone
  • Self-Motivated
  • Ability to make decisions and recommendations willing to be flexible and respond to changing circumstances
  • Highly organised, on time, well-presented.
