Job Description

Property ManagerLocation: Southeast with travel to Kent, Surrey, Sussex and Hampshire

  • Job Type: Full-time
  • Salary: £41,260 plus £4,000 car allowance
Our client a large housing provider is seeking an experienced Property Manager with a strong background in block property management and contract management within the private residential sector. If you possess leasehold experience and a track record ofmanaging a diverse portfolio of residential properties, we have an excellent opportunity for you.Day to Day of the Role:
  • Manage a diverse portfolio of residential properties across Kent, Surrey, Sussex, and Hampshire.
  • Prepare and communicate budgets, oversee annual maintenance, and deliver service charge accounts.
  • Assist in the handover of new schemes from clients and manage utility company interactions.
  • Lead in the appointment and retention of contractors and consultants to deliver maintenance and service contracts.
  • Measure and monitor contractor performance and ensure auditing arrangements are in place.
  • Liaise with colleagues, undertake regular contractor and stakeholder meetings, and handle customer enquiries.
  • Maintain robust Health & Safety standards across all contracts.
  • Ensure portfolio management and services comply with legal and statutory requirements, incorporating best practice and full regard to the Landlord and Tenant Act.
  • Stay informed on relevant legislation and advise on implications affecting working practices to ensure compliance.
  • Assist in credit control, debt collection, and carry out inspections on the residential portfolio.
Required Skills & Qualifications:
  • Proven track record in block property management and contract management.
  • Leasehold experience in the residential sector.
  • IRPM membership or a similar housing-related qualification.
  • Experience in managing a dispersed portfolio.
  • Financial literacy and experience in credit control and debt collection.
  • Excellent communication skills and the ability to build and maintain client relationships.
  • Current legal and statutory knowledge of the residential property management and maintenance sector.
  • Ability to travel across Kent, Surrey, Sussex, and Hampshire.
