Job Description

Adeccos specialist Property Services Division - North is delighted to once again be partnering exclusively with Teesside University to recruit an Electrical Services Manager on a permanent basis.About Teesside University Teesside University is a vibrant, energetic and innovative institution, founded on more than 85 years of teaching and learning. The University has an inclusive, consultative, responsive, friendly and open approach, and has had significant positive social,economic and cultural impact on the local communities and the wider economies of the North East and North Yorkshire.Purpose of the Role To provide technical back-up to the reactive maintenance personnel by investigation of electrical services failures.To provide an electrical services design consultancy service to the projects section and to undertake leadership of appropriate improvement works. To identify generic items of electrical services plant and equipment to formulate and run specialist term maintenancecontracts.Overview of Responsibilities

  • To identify all generic elements of an electrical services nature within all University buildings which lend themselves to be included in either a service contract, a call-off contract or a Schedule of Rates contract.
  • To manage all relevant staff within Campus Services to ensure delivery of an efficient, responsive and cost-effective electrical building services provision.
  • To formulate the relevant schedules (derived from the duty identified above) to be included in the appropriate form of contract, to produce the associated specifications and tender documentation, and to obtain competitive service contracts of the appropriateduration (normally 3 years with performance related continuity each year) and to act as the Contract Administrator for each contract. This will incorporate daily interaction and supervision of the electrical services staff within the maintenance team.
  • The list of contracts referred to above may not be exhaustive but will include;
    • High Voltage / Ring Main systems and Low Voltage Systems
    • Emergency Generator / UPS Systems
    • Fire Alarm Systems
    • Intruder Alarm Systems
    • Close Circuit Television Systems
    • Passenger Lifts
    • Automatic Doors
    • Electrical Installation Condition Reporting (Fixed Wiring Testing)
    • Disabled Refuge Communication Systems
  • Keep the clients and all interested parties involved and informed at all times of all new work or remedial actions and preventative measures recommended to prevent further occurrence which may impact on their day-to-day activities.
  • To ensure that all Electrical Building Services information on all campus buildings is formally and adequately recorded in terms of drawings, specifications etc, and that it is easily accessible by all and policed by you to ensure continuity of record keeping.
  • To inspect all electrical services and equipment in campus buildings and evaluate for refurbishment or replacement; and to produce estimates for the Long-Term Maintenance programme (and update as necessary) ensuring that any provisions for new buildingregulations or relevant legislation are included.
  • To undertake design, specification, tender and project management for improvement works or LTM project works either directly or via consultants, as directed by the Deputy Director. Note all designs should incorporate energy saving technologies to reducethe carbon footprint of the University.
  • To give formal training to "in house" staff and retained contractors on
  • standard procedures stemming from the Maintenance Contracts or Health & Safety Legislation e.g. Lift Maintenance.
  • To maintain an up-to-date knowledge of the Law on Health and Safety and other Construction Industry Regulations as it relates to the University and to the duties of this post; and to ensure that all relevant written records are produced and maintained forinspection by outside bodies as necessary.
  • To design and competitively procure all electrical orientated recharge minor works; to provide information to in-house personnel to undertake this work if appropriate; and to ensure that recharge work is properly charged and credited to the appropriateaccounts.
  • To monitor and manage financial budgets assigned to this role and report accordingly to the Head of Estates Operations.
  • To maintain and upkeep all records for passenger lifts, which are registered with the Universitys Insurers and to act as co-ordinator for the 6 monthly insurance inspections by Insurance Inspectors.
Candidate Requirements
  • Degree in Building Services Engineering or similar relevant qualification
  • Post degree qualification or experience in a similar role
  • Experience of formulating, developing, administering and managing specialist maintenance contracts for electrical building services
  • Experience in the design of modern electrical building services
  • Management experience of both in-house staff and external contractors
  • Demonstrate knowledge of procurement systems and tendering of electrical maintenance contracts.
  • Demonstratable knowledge of all current Health and Safety Legislation, including IEE 18th Edition Wiring Regulations
  • Knowledge of AutoCAD and Hevacomp (or equivalent) software
