Job Description

Void ManagersResonance Ltd has an exciting opportunity in the Manchester & Liverpool area for freelance Void Managers to work on our Homelessness funds, social impact funds which purchase homes for people who are at risk of homelessness in the UK.This role is a unique chance to use your experience maybe from working in a housing association, social lettings agency or property management company who would be proud in the knowledge their work would benefit vulnerable people. It offers a chance towork for an award winning private rented sector fund and develop your skill set in managing single unit void worksYou could earn £35-40K per annum (full time rate) working with us over the next 2 years and be involved in tackling the issue of homelessness in the above areas.Summary:Working confidently between various contractors and stakeholders the successful candidate will be a target driven, proactive and technically-minded team player, critical to the delivery of 200 property refurbishments across the Greater Manchester. The VoidManager will ensure all site personnel carry out their designated tasks efficiently and effectively to enable the contract to be completed to an agreed specification on time and on budget. This work will include specifying defect remediation, KPI monitoring/performanceimprovement, SOR works, and managing Supply Chain delivered work.The successful candidate will have strong background in Refurbishment and Maintenance contracts especially within Social Housing and have a breadth of experience in both internal and external works including, roofing, brickwork, joinery, plastering and decorations.Main Responsibilities:

  • Proactively input to Property Fund success by managing approved subcontractors performance and compliance with contractual agreements through regular assessment of quality and timescales.
  • Monitor progress of works for individual unit void works against broader programme of delivery
  • Determine schedule of works to agreed specification and budget
  • Work with contractors to identify opportunities to accelerate works if projects fall behind program
  • Ensure the smooth handover of refurbished properties to our property management team and charity partners
  • Carry out accurate measured surveys and prepare site reports; take the lead in ensuring all refurbishment and compliance documents are completed and collated together for monitoring and handover purposes
  • Able to offer advice and instructions on aspects of design and construction, including maintenance, repair, refurbishment and restoration of existing residential buildings.
Required Experience:
  • Youll have a natural ability to build positive relationships with all stakeholders in a way that establishes confidence, credibility and trust
  • Proven track record in leading and delivering maintenance contracts with public sector / housing association clients
  • IT Literate with good knowledge of Microsoft packages
  • Ability to understand client / contract requirements to maximise productivity and measure and improvement
  • Excellent written and oral presentation
  • Good understanding of building defects, Decent Homes standards and H&S legislation
  • Up to date knowledge of housing sector best practice and relevant legislation
  • Hold a Full UK Driving Licence
