Our regional estate has over 350 properties and consists of arches, industrial buildings, retail shops, rafts and various easements & rights of way. Our Commercial Estate portfolio is full of variety, with unique and vibrant spaces that inspire creativity and entrepreneurship. Our core tenant base is small and medium sized enterprises, with a diverse range of uses from bakeries to microbreweries, leisure to gourmet eateries. These tenant businesses have a crucial role in the protection and enhancement of the railway infrastructure, by creating viable and sustainable uses that benefit both the users of the railway and the communities that they sit within.You willContribute to the management of the portfolio to deliver optimal rental income, maintenance and repair through the safe delivery of planned, cyclical and reactive maintenance, renewals and enhancements. Ensure function is provided with safety co-ordination services.About the role (External)Key Accountabilities

  • Contribute to the maximisation of the income potential of the portfolio through the safe delivery of all construction and maintenance related spend.
  • Assist in the undertaking of Network Rail’s obligations as a landlord including enforcement of tenants’ covenants by monitoring lineside building maintenance activities. Assist in ensuring all properties are maintained so as to minimise risk to Network Rail’s operational infrastructure.
  • Assist in the undertaking of Network Rail’s cyclical maintenance activities ensuring the timely and accurate recording, monitoring and instruction of all Statutory Inspections.
  • Assist in the undertaking of all new and up- rated utility connections ensuring the accurate recording, monitoring and liaison with all Utility Companies and the Construction & Maintenance Team. Assist with the implementation of strategies to minimise the time taken for connections from utility providers.
  • Assist with Property’s compliance with the Asbestos Management Plan (AMP) ensuring all legal requirements relating to Asbestos are discharged.
  • Responsible for being central point of contact for contractors on tender distributions and returns, ensuring compliance with central C & P governance.
  • Responsible for the provision of all safety co-ordination services for Property providing the compliance monitoring, periodic safety brief, Riddor reporting, Property Induction Safety Brief and review and cascade of Network Rail Company standards and legislative changes.
  • Assist the Recoveries Team with the management and recovery of all service charges, internal management and cyclical maintenance costs and queries on a day-to-day basis.
  • Assist in the management of the portfolio in compliance with statutory legislation, best practice and professional principles.
  • Develop and maintain appropriate liaison with stakeholders, contractors, suppliers and within Network Rail to ensure effective delivery of schemes and management of the portfolio.
  • Provide administrative support to the team including undertaking requests for travel, accommodation, minute taking, diary management, storage and archiving of all Health & Safety files and payment of all invoices. Act as Local Procurement Agent as directed.

  • General awareness of Health and Safety regulations.
