Our client is a leading health and social care business, currently looking for an inspirational and motivated Surveyor.As a regional surveyor, you will lead on all aspects of property management across a portfolio of homes. Deliver an industry-leading service to the operator that is both professional and focused to ensure the residents and colleagues within the homes aresafe.

• Provide industry leading building maintenance, property capital expenditure and asset management.

• Provide a responsive, professional, and helpful service to operations. Looking to be proactive as possible to minimise property related issues within the care homes.
• Ensure the homes are fully compliant with all relevant legal and statutory PPMs.
• To work with the Property Services Manager to operate a planned preventative maintenance system for all property assets, plant, and equipment.
• Plan and implement works as approved and programmed at each site, giving direction, as necessary, to each homes maintenance operative.
• Where appropriate manage contractors to ensure subcontracted work is completely on time and sensitively.
• Plan and undertake regular inspections of the homes ensuring all homes have the required level of support needed to deliver the works.
• To follow processes and procedures in the delivery of capital works at the homes and on a need basis project manage refurbishments and/or other essential capital improvement projects
• Undertake annual budget surveys to set CAPEX requirements for the coming financial year.
• Work closely with the Health and Safety team wherever appropriate but specifically related to Fire Risk Assessments.
• To regularly check maintenance records within the homes and ensure compliance
• Undertake regular spot checks to various equipment, rooms, services (e.g., water temperature controls, COSHH compliance et cetera) to identify areas that require immediate action/attention.
• To exercise control over property expenditure in line with budget whilst also ensuring required standards and quality are adhered to.
• To provide planning and specialist advice to operations teams.
• Ensure full legal compliance and final sign off for all property works carried out in the homes.
• To be the point of contact and initiator or proposer of actions on area property matters with all external bodies - local authorities, CQC, insurance inspectors, third party consultants et cetera.
• The role will require the successful surveyor to have the following:
• Building Services qualification, or Hard Services Facilities Management Qualification.
• Educated to degree level or equivalent experience.
• RICS or similar qualification.
• IT literate to include the use of Microsoft Office.
• Experience in building/ maintenance.
• Understanding of what is required to successfully deliver CAPEX expenditure.
