Job Description

DC435Site Operations ManagerLocationBlackley, ManchesterSalary£50,000 to £55,000 DOEOverview:First Military Recruitment is working in partnership with our client to recruit a Site Operations Manager to join their team in Blackley, Manchester. The purpose of this role is the leadership of the operations for all service teams within the Site and to delivera world class service to both occupiers and client. The Site Operations Manager will also effectively maintain all property management and facilities management functions within the site, working with the Site Director as well as working with the wider Parksmanagement team to create a truly great occupier experience. Roles and Responsibilities:

  • Be based in and be directly responsible for the FM services, budgeting and data integrity at the Site, ensuring that maintenance and services are maintained whilst having due regard to expenditure and current legislation.
  • Authorisation of all works, budgets, and supplier staff attendance and to ensure the operational elements of the Company property management agreement with the clients are adhered to.
  • Be the technical advisor and link between the supply chain and the clients as well as the go-to individual for the operation of the Site.
  • The procurement of contracts (in conjunction with central support) and constant review of operations to ensure both best practice and a commercial approach are taken.
  • Control of all elements of Health and Safety for the site, basic elements of CDM, and small project management (with support from the central Building Consultancy Team).
  • Provide management leadership for all service line teams and taking accountability for the Company operation.
  • Become conversant with the lease and charging data across the site.
  • Communicate with the occupiers of the property in a courteous manner and assist where able and perform the role as site ambassador.
  • Maintain the highest standard of building management and cleanliness within the area of responsibility and in accordance with agreed specifications.
  • Ensure that the positive image of the environment is pro-actively maintained by managing and overseeing the day-to-day delivery, to agreed standards, of estate services offered.
  • Develop a close working relationship with all contractors to ensure they fully understand the Company culture and standards, ensuring a high-quality service is delivered.
  • Meet regularly (at least weekly if not daily) with key contractors, to progress works and resolve operational issues.
  • Oversee management of service providers and monitor performance against contracted SLAs / KPIs.
  • Prepare CDM files for small LL works and projects.
  • Ensure compliance with the Company standards, policies and procedures.
Skills and Experience:
  • Previous experience in a similar management role, ideally in a facilities environment (high-end Commercial Building or Mixed-Use Scheme).
  • Experience in external building fabric repairs [essential].
  • Experience of an agency or occupier side property management role [essential].
  • A strong understanding of M&E maintenance [highly desirable].
  • A Health and Safety qualification [desirable], or relevant experience.
  • Customer service experience.
  • Experience compiling and managing large service charge budgets.
  • Experience managing suppliers and contracts.
  • Previous exposure to project management will be beneficial.
  • Experience in small project management.
  • Experience in complying with small scale CDM prep.
  • Experience in commercial property management essentials (tenant/occupier or LL side).
  • Good understanding of H&S ISO14001 & 9001 systems.
  • Service driven, understanding the importance of going the extra mile.
  • Good organisational skills.
  • Ability to work on own initiative.
  • Good interpersonal skills, capable of communicating at all levels.
  • Effective PC skillshappy to work with Microsoft Word, Excel and Powerpoint and Google Apps.
