Job Description

Repairs and Maintenance ManagerThe main purpose of the role is to manage the delivery of reactive repairs and maintenance through a team of Maintenance Co-Ordinators and partnering contractors This will involve providing support, guidance, and leadership to the team in providing a valuefor money maintenance service.Also responsible for the operational management of the organisations Health and Safety external partner, who advises on and delivers Health and Safety regulatory compliance.Key Duties/Responsibilities

  • Drive the delivery of outstanding performance, inspiring the team to develop and maximise their potential to deliver an excellent, value for money, reactive maintenance service.
  • Proactively monitor performance within the team, evaluating training needs and qualification opportunities and addressing areas of underperformance, where necessary.
  • Review efficiencies within the department with regards to processes, policies and procedures.
  • Continually identify future service challenges and opportunities and develop appropriate strategic approaches to address these.
  • Participate in cross-departmental meetings/working groups when required to support the delivery of operational aims.
  • Manage the administration of contractor tender and appointment process in relation to redevelopment of existing properties.
  • Maintain a database of reliable and accredited contractors across all disciplines.
  • In conjunction with all relevant departments, ensure that re-let and disposal works are undertaken.
  • Undertake periodic reviews of maintenance processes and procedures and up-date where necessary.
  • Identify statutory Health and Safety obligations and ensure these are met via the external H&S partner.
  • Maintain and develop the relationship with outsourced partners and ensure KPIs are achieved in meeting H&S regulatory compliance requirements across the property portfolio.
  • In conjunction with the finance team, prepare a viable and robust budget for reactive repairs and maintenance.
  • Keep abreast of changing regulations and legislation.
  • Provide monthly reports to the Operations Director, as required.
  • Ensure GDPR compliance within the department.
  • Identify training requirements within the team and advise on any training and development needs.
  • Identify your own training needs as necessary and be committed to continuous professional development.
  • Undertake any other duties commensurate with the role and as directed by the Operations Director.
Essential Skills/Experience/ Qualifications
  • Relevant experience in a senior leadership role in a reactive maintenance setting, preferably within a Housing Association setting.
  • Experience in minor works job costing.
  • HNC/HND in construction or related subject
  • Can demonstrate good repairs and maintenance technical knowledge.
  • Experience of leading and developing a team in a Reactive Repairs setting.
  • Experience of managing outsourced partners.
  • Good understanding of the decent home standard
  • Good understanding of the Landlord H&S legislation
  • Experience of recruiting technical experienced help desk handlers
  • Self-motivated and able to use own initiative to find solutions.
  • Excellent communication and interpersonal skills.
  • Excellent administration skills and attention to detail.
  • Advanced level Excel and Word.

  • Degree qualification.
  • Membership of RICS or CIOB.
  • Experience of social housing regulatory compliance.
  • Construction sector experience.
  • Experience in procurement of services.
  • Experience of working with vulnerable adults.
  • Experience of SASSHA housing management systems.
  • Evidence of continuing professional development.
