Job Description

Salary: Up to £46,000Job Type: Full TimeLocation: South ManchesterBenefits: Competitive pension, 26 days holiday plus bank holidays, increasing with service, cycle to work scheme, season ticket loans for public transport plus much more.You will manage the repairs and maintenance service of a defined property portfolio to deliver a high levels of customer satisfaction and value for money. You will manage a team of directly employed operatives and contractors to deliver a high standard ofrepairs and void works in relation to customer service, regulatory compliance and budgetary management; and be the main point of regional customer contact and support in relation to repairs and maintenance. This will include some evening and weekend supportwork as required.What youll be doing

  • You will provide strong motivational leadership to a team of operatives and contractors to deliver an excellent customer focused repairs and maintenance service delivery high performance levels in relation to customer satisfaction, regulatory compliance,cost effectiveness and great colleague engagement;
  • You will provide a robust and pro-active health and safety management and promotion of the repairs and maintenance service including the management of both operatives and contractors;
  • You will use data and insight to proactively analyse performance data to understand repairs service operational delivery and performance and plan and deliver continuous improvement in terms of customer satisfaction and cost effectiveness;
  • Deliver a great customer experience through the Investigation and management of customer satisfaction data with the repairs service and implement the associated improvement actions and communicating effectively with customers and colleagues;
  • You will be managing a team and be responsible for all people management responsibilities for a team of repairs operatives including but not limited to recruitment, performance management, sickness absence, etc; To provide technical property support toboth colleagues and customers to manage a range of asset related requests, including the management of insurance claims, property quality inspections, technical guidance visits, home improvement requests and the management of disrepair and personal injuryclaims;
  • You will undertake void property inspections to ensure we provide good quality homes for our future customers whilst reducing rent loss;
  • You will support the Head of Property Services to manage the financial regional budget in relation to repairs and maintenance and void refurbishments, ensuring that the correct controls and monitoring systems are in place;
  • You will work closely with the supply chain framework and use measures to ensure the effective delivery of necessary parts and services to operatives and van stocks are adequately equipped to achieve first time fixes, where possible;
  • You will work flexibly, working unsociable hours, weekends and Bank Holidays on a rota basis in order to maintain good customer service and ensure business continuity, and also from time to time representing Great Places at customer and other stakeholderevents and take part in on call rotas to support business continuity as required;
What youll need
  • City and Guilds Advanced Craft, NVQ Level 3 or HNC in Building Surveying / Construction (or equivalent).
  • ShapeIOSH Managing safely certification
  • Experience of leading a team of technical operatives to deliver an excellent service within repairs & voids management.
  • Can demonstrate ability in delivering effective management within property maintenance and refurbishment;
  • Experience of managing an annual budget and delivering value for money;
  • Supervising or managing maintenance work undertaken by external contractors;
  • Managing responsive repairs and void refurbishment works to ensure they are carried out to agreed standards and timescales;
  • Supporting technical, operational, administrative teams in relation to property maintenance;
  • Experience of inspecting and managing works, within restricted budgets, ensuring commercial viability, and high product quality;
  • Managing health and safety compliance in relation to responsive repairs and void refurbishment works;
  • Inspection and review works with a view to ensuring health and safety compliance is achieved in an operational environment;
  • Able to facilitate problem solving / resolution techniques;
  • Strong organisation and time management skills;
  • Understanding of value for money and budgetary management ;
  • Experience of working with housing-specific IT systems including mobile repairs management systems and MS Office or equivalent software.
  • Understanding of people and ability to get the best out of the team to drive a customer focussed team to deliver results;
  • Self-motivated, effective at managing own time, and ability to work flexibly;
  • Demonstrates leadership skills and the ability to manage a team;
  • Confident in holding difficult conversations and achieve positive outcomes from the discussions;
  • Clean current driving licence;
