Job Description

We are the UKs leading property provider to the science and tech sector offering flexible, affordable office, lab, events space and business support as standard.This role will lead the commercial team charged with letting one the UK’s largest science portfolios; 3 campuses - MSP, Citylabs and Circle Square totalling 1m sq ft, with further growth in excess of 1m sq ft planned.If you’ve got a commercially orientated science background or property sales/surveyor experience with a strong interest in science and tech, this could be the opportunity for you.Key responsibilities:Sales & Retention

  • Develop detailed knowledge of customer businesses and sectors within which they operate; developed through active relationship development with senior stakeholders within that business.
  • Actively network to develop potential leads and promote Bruntwood SciTech. To be an active participant within the sector and to build a high profile through genuine interest and engagement with the sector.
  • Build relationships, together with the MD as appropriate, with Stakeholders, Industry bodies, MIDAS, UKTI and agents to ensure they understand the Manchester proposition and availability.
  • To work closely with our Business Development and Marketing Managers to ensure that we generate sufficient enquiries and have appropriate marketing information for all our buildings and the portfolio.
  • To develop a close and productive working relationship with our on-site building teams to ensure the buildings are all well-presented and to agree a clear strategy for viewings.
  • Identify solutions to overcome customer objections and think creatively to attract key occupiers to our portfolio, when we may not necessarily have the right solution.
  • To be able to negotiate effectively on all new deals taking in to account a customer’s existing liabilities and assessing appropriately their interest in a specific suite. Terms must also reflect pricing strategy for building and portfolio.
  • To work closely with the Project Management and Development teams to ensure we create appropriate product, which target occupiers will find attractive and is capable of being split should this be required.
  • To demonstrate creativity when structuring deals so they achieve our objectives and those of the customer.
  • Sell the wider benefits of being a SciTech customer (business support, part of community, shareholder network etc) and the additional services we can offer which makes moving to our portfolio attractive.
  • Commercial
  • To work closely with the development team, to agree specifications, letting assumptions, headline rents, terms/concession models, when appraising and developing new product.
  • To work with Shareholders and Partners (including MD and Head of Innovation) in support of strategic bids (pre-lets, sponsors, incubators, grant funding, investment funds etc) as required in a commercial capacity.
  • Gain a thorough understanding of our buildings and different products as well as a broad understanding of the science sector and the unique customer needs within that sector. Using that understanding to define and develop our USP and product.
  • To understand the market (Life Sciences, Technology) and in particular all competing areas/buildings/campuses of excellence (UK & Global), products (Incubators, Accelerators, Specialist lab and computing facilities) their USP’s, their availability and pricing structure and have a commitment to continuing professional development in this area.
  • To develop a clear commercial strategy for the Cheshire portfolio which will include identifying the largest and fastest growing sub-sectors within Technology & Life Sciences, where the portfolios strengths align, exploiting opportunities and using this to inform the development of appropriate new stock. A strategic focus will be required with an ability to deliver change based on data driven sector insight.
  • To lead the account management strategy across the Cheshire portfolio, ensuring all customer facing teams meet regularly to ensure an excellent customer experience including new customers to the portfolio, identifying customers of concern and proactively identify ways to improve customer growth in the SciTech portfolio.

  • Minimum of 5 years plus experience (desirable), having worked within complex/ dynamic markets on significant mixed use schemes within the UK.
  • Demonstrable experience of significant P&l/ Asset value growth.
