Job Description

BackgroundThis role is split across two companies: JY Kinsha (property business) and Pall Mall Medical (private healthcare business). Founded in 1997, JY Kinsha Properties is a privately-owned family business. The Pitalia family, who earlier in 2010 founded a business called Pall Mall Medical, own a number of commercial properties (mainly healthcare - GP Surgeries & Hospital) throughout the North West. Across the two businesses the family own around 20 premises. These consist of a mixture of private Healthcare businesses, city centre clinics, NHS GP practices, a Hospital, and a number of flexible, non-occupied commercial spaces. While JY Kinsha Properties is the ultimate parent company for this role, the incoming Commercial Lettings Manager will split their time securing occupancy for a range of commercial properties belonging to both JY Kinsha Properties and Pall Mall Medical.The OpportunityWith several properties having vacant rooms or floors, the business has identified the requirement for a Commercial Lettings Manager to find permanent, semi-permanent and ad hoc tenants. Reporting into the commercial teams across JY Kinsha and Pall Mall Medical, this is a fantastic opportunity to work for a dynamic, entrepreneurial, fast-paced family-owned business in the heart of the North West. This individual will take full responsibility for the management of the family’s property portfolio, focusing on commercially delivering high quality tenants to a number of different properties.This is a unique chance to manage a property portfolio consisting of a vast and varied amount of sought-after commercial space in city centre and urban locations.This is strictly a 12-month contract of employment. There is however the possibility of permanent employment beyond the initial 12-month period for the right individual. The family do recognise honesty, hard-work, determination, and enthusiasm. This will be a target driven individual that thrives in a fast paced, high pressured sales environment. This will also be an individual who can effectively communicate, can quickly establish positive working relationships with people at all levels and a strong networker.The Role

  • Dealing with the full range of commercial property matters; maximising the overall income and profitability of the property portfolio for both JY Kinsha and Pall Mall Medical
  • Take responsibility for the full sales cycle from lead generation right through to negotiating and closing contracts
  • Deliver site visits either in-person or virtually for potential tenants and creatively market the commercial properties locally and regionally
  • Maintain a positive working relationship with the tenants to ensure a smooth onboarding and quickly alleviate any customer service issues
  • Become an advocate for the family business proactively marketing their commercial properties by attending webinars, networking, and attend relevant trade events
  • Spend a significant amount of time on the road across the North West territory, their sites in Liverpool, Manchester, Salford & Bolton
  • Source and attract good quality tenants whilst confidently navigating commercial real estate relationships
  • Draw up commercially viable contracts structured accordingly with necessary legal due diligence varying in complexity
  • Navigate commercial contracts with an understanding of the legal heads of terms (legal support will be made available, but a basic/intermediate knowledge of commercial contracts will be important)
  • Project manage each client move and liaise with facilities management/construction business partners
  • Generating ideas to continuously improve the lettings and property management services to the landlords and tenants
  • Develop and maintain an advanced level of lettings know how and technical expertise
  • The Candidate
  • Field-based experience and a successful track record in the commercial real estate industry, (experience of dealing with Healthcare professionals would be advantageous but is not essential)
  • A self-starter who is able to establish, develop, and nurture relationships with a range of stakeholders both internally and externally
  • A proven track record in commercial real estate and business generation across a broad range of commercial real estate transactions
  • Proven experience of strong, commercially astute negotiation skills with the ability to draw up and close sometimes complex contracts
  • Constantly keeping up to date with local, regional, and national market trends within the commercial real estate industry
  • Adept at managing professional relationships with local solicitors
  • A working knowledge of Facilities Management and/or Construction to be able to ensure the internal commercial space can be built accurately and swiftly
  • Can work in a fast-paced family-owned business with passion, drive and determination whilst not shying away from challenging or being challenged
  • An outgoing, ambitious, confident individual with a proactive attitude
  • Self-motivated and resilient in order to achieve the desired results by being dynamic, forward-thinking, and enthusiastic in their approach
  • Agile individual, with the ability to adapt to changing situations
  • Effective interpersonal skills with the ability to build rapport both externally and internally.
  • A good communicator both verbal and written
  • A valid UK driving licence and own car is essential (non-optional)
