Job Description

Who are weFounded in 1992 and with over 300 employees, Galliard Homes is Londons largest privately owned property development and management group overseeing residential, hospitality, mixed-use, and commercial projects across London, the Home Counties, and the Midlands.Galliard has a £4 billion portfolio of over 6,000 homes and 714,088 square feet of commercial developments under construction.With an impressive portfolio of award-winning developments, we are proud to be considered as Londons leading property developer.The PositionAs a Commercial Asset Manager, you will be responsible for managing a portfolio of Commercial Assets owned by Galliard Homes, ensuring their optimal performance, profitability, and value enhancement. Your role will involve actively marketing vacant units,negotiating lease agreements, fostering strong relationships with tenants, managing agents, internal stakeholders, maintaining accurate portfolio data and conducting rent reviews.You will be responsible for the following duties:

  • Ensuring the vacant units are actively marketed and a proactive approach is being taken to let vacant areas.
  • Managing and maintaining accurate up to date data regarding tenancies, vacancies, important dates and critically acting where necessary.
  • Coordinating with external organisations, individuals, solicitors, banks etc to ensure lease agreements and sales proceed in an appropriate period.
  • Assisting with regular communication with the managing agents to collate latest client statements and arrears reports.
  • Overseeing rent reviews, contractual breaches, preventative and reactive maintenance.
  • Partnering with the wider Galliard Homes team to understand the strategy of each site within the portfolio to understand where we may need to deliver Vacant Possession.
  • Working with building surveyors when leases are drawing to an end to carry out a dilapidation survey and negotiate with the tenant to ensure we receive a substantial payment for any required refurbishment works.
  • Identifying sites where refurbishments will enhance the value and marketability of a property.
  • Ensuring a good level of communication is kept with tenants and managing agents.
  • Reviewing service charge budgets and ensuring our tenants are receiving a good level of service in return and that the budget is affordable and realistic for the site.
  • Reviewing, signing off, and managing business rates across the portfolio.
  • Assessing the usability of our sites and considering planning uses to maximise value.
The Person The successful candidate will demonstrate the following:

  • Good communication skills, with the ability to present ideas in a clear format, and professional manner.
  • Confidence to liaising with external organisations and individuals, JV partners, Solicitors, banks etc.
  • Minimum 5 years relevant experience and RICS accredited is desirable but not essential.
