A superb opportunity has emerged for a specialist Lettings Officer to join one of Badenoch and Clarks leading housing clients in a fixed term contract until January 2021, which may well get extended should the successful candidate perform well. Due to their increasing number of voids, our clients lettings team are looking for a Lettings Officer to cover the full lettings experience for applicants from beginning (pre-tenancy assessments, viewings and sign ups, 8-10 per week) to end. Please note, a car driver is essential for this post as remote working across the South West of the UK will be needed. Importantly, 80% of this role will be remote working. This is a full time (37.5 hours per week, Monday to Friday) remote working role and the client is keen to recruit a candidate with the following experience/knowledge of: * Forging and developing strong relationships with the organisations Local Authority partners and requesting nominations at least 4 weeks in advance of handover of new build properties / re-let properties. * Working closely with Project Managers to ascertain handover dates and information surrounding our new developments. * Carrying out comprehensive affordability assessments by gathering financial information to complete assessments and calculate affordability of incoming residents. * Providing advice to residents about their eligibility for the property and also provide them with moving advice. * Providing advice to residents about different tenancies and tenures and to emphasis their rights and responsibilities as stated in the tenancy agreement. * Ensuring that residents are aware of our clients digital sign up process and that they utilise the resident portal. * Preparing sign up documents, including tenancy agreements for residents ahead of the sign up. * Carrying out viewings and sign up of available properties including scheme demonstrations and explanations of how to use other services in the home. * Providing input to local lettings plans for all new development to ensure the creation of sustainable communities. * Providing information and advice to residents on how to end their tenancy. This includes serving 4 weeks notice and the expectations of the outgoing resident. * Monitoring all properties on Notice to ensure that void turnaround times for vacant properties are kept to a minimum. * Promptly and accurately ensuring that all new tenancies are inputted on to the main database within 24 hours of sign up.
