A Housing Association is currently looking for a Service Charge Advisor on a temporary basis for about 4 months.Key responsibilities are as followsMaintain an awareness of the relevant developing legislations and best practice in service charges, becoming an expert in your field, ensuring the Section 20 consultation process is managed effectively and any risks and mitigations are recorded.Responsible for checking reserve/sinking funds against projected expenditure, ensuring annual service charges are calculated correctly and include sinking/reserve fund contributions in accordance with the Lease. Ensure receipt of regular reporting to observeaccuracy in expenditure forecasting against reserve/sinking fund closing balances.Understand new schemes and assist with the preparation of new scheme estimates, review of new scheme service charges, annual estimates, audit requirements.Work closely with the Housing, Care & Support Teams to provide answers to their questions related to service charges.To be responsible for liaising with Assets on upcoming QLTA and Qualifying works plans, notifying regional housing teams.Prepare documentation under section 20 of the Landlord and Tenant Act 1985 for the resident to observe and feedback.Responsible for data to support the consultation process, specifically to easily identify tenants who should be consulted with.Work with the relevant departments on resolving enquiries/disputes/complaints in line with policy.Ensure service chargeable costs can be identified and recovered.Ensure that work is always delivered to a consistently high standard.Identify the needs of the customers and ensure that focus is maintained on service delivery.Provide support and cover across the Service Charge and Project TeamsEssential RequirementsKnowledge and/or experience of both fixed and variable service charge deliveryUnderstanding of Landlord and Tenancy obligations contained in Occupancy Agreements (Freehold documents, Leases & Tenancy Agreements)Knowledge of interpreting leases, legal agreements, service charge deeds, terms of transfer and tenancy agreements.Proven experience of assisting in implementing service charges within the Housing sector.Proven experience of working with a variety of people at all levels up to and including Directors
