We are seeking an efficient, organised and customer service focused property professional to join our team in central London, with the viewthat this individual will be an essential figure to kickstart our department growth in our second location. You will therefore be confident and self-motivated to operate independently, while coordinating closely with the wider team based the North of England.An ability to remain open minded, get stuck in and collaborate across departments will be essential as we develop a cohesive team around this new office. Youll hold exceptional organisational skills with the ability to prioritise your workload effectivelyand will be trusted to report any escalations or potential issues as they arise, to the Head of Property Management.The business offers a company culture that is built upon strong core values, and we support and encourage employees at all levels to become high achievers, promising excellent career development and progression.The responsibilities of the role:* Managing a property portfolio primarily consisting of new build apartments, situated across London.* Liaising with landlords and tenants to ensure all their needs are met within a timely manner, in accordance with company SLAs.* Facilitating tenants on moving in day (check in) and moving out/contract end date (check out) procedures.* Coordinating with contractors and developer aftercare teams regarding maintenance and/or repair requirements, and to build strong relationships alike.* Work closely with the Renewals Consultant in terms of renewals across the London portfolio.* Processing eviction requests in accordance with the necessary legal requirements, therefore having sound knowledge of relevant Notices, such as Section 21 (Form 6a), Section 8, Section 13 and accompanying Grounds, and to attend court when required, in accordancewith the legal eviction process.* Being familiar with and ensuring all properties meet current regulatory health and safety standards.* Work alongside accounts team to coordinate and process rent protection and contents insurance claims, and assist with arrears chasing, where required.* Booking and conducting midterm property inspections to ensure that portfolio remains up to date.* Assisting the completions and lettings teams, by way of handovers and occasional viewings.* Assisting with new starter onboarding throughout a growing office, and to confidently provide adequate training and continued support as required.* Help to support junior property managers, which may include assisting landlords or tenants with more complex or advanced situations.* Ability to prioritise personal workload whilst assisting team.* Ensuring the business is risk-averse and following the highest compliance standards for all regulatory bodies.Key Skills Required:* Minimum of 2 years relevant property management experience* Previous experience in training, and mentoring or managing junior staff* Hold the ARLA Propertymark Level 3 Residential Lettings and Property Management Qualification (or take the exams ASAP once joining - supported by the business)* Previous experience working with all generalist Microsoft packages (Outlook, Word, Excel etc)* Able to demonstrate confidence in industry specific regulations and standards* Confident in all aspects of varied property management role, including maintenance and liaising the full end of tenancy and deposit process, meeting service level driven KPIs* Exceptional service standards and communications essential* Exceptional organizational skills (prioritisation) and time keeping* Ability to work in a fast-paced environmentBenefits:* Prior to passing probationary period - Access to Pirkx which offers 40+ benefits and services such as 24/7 private GP, discounted gym membership, cashback on your weekly shop and many more* After successful completion of the probationary period Health Insurance will be provided* Work mobile phone & laptop supplied* 25 days holiday plus bank holidays, per annum* After one year of service, additional day for birthday & 1 additional day of holiday added to allowance for each year (capped at 30 days)Send your CV to Rose Lock at
