Job Description

The Senior Development Manager (DM) will assume responsibility for the successful progression and delivery of a large development project through defined milestones, potentially from inception through to completion of the construction works and sales/leasing campaigns. They will demonstrate the skills and competency to lead, and have some experience of leading, development projects of a similar scale and complexity. They will either run a project or have a senior role within a project team.The role will include:

  • Management of projects through defined development milestones
  • Manage teams through the feasibility, site assembly, planning, pre-letting, funding, development, delivery, marketing, sales, leasing and hand over processes
  • Undertaking development appraisals and various financial analysis to identify viable development proposals
  • Creating business plans for potential development sites: considering all potentials uses and presenting a clear and concise business case for taking a development forward.
  • Writing board reports and producing relevant documentation at the relevant key stages to secure all necessary approval(s)/authorities to proceed with the development
  • Building a successful and collaborative working relationship with internal project team (Development Director, Design Director, Project Director/Manager, Project Engineer and Leasing Director) and wider stakeholders (such as portfolio management, sustainability, finance etc).• Manage site assembly through the brokering of land deals, negotiation of legal agreements and resolution of compulsory purchase and rights of light issues.
  • Production of project development brief with explicit objectives, roles & responsibilities, programme and deliverables
  • Appointment and management of professional team to design viable development proposals that meet the constraints of the site and applicable planning policies
  • Manage planning applications through the planning process to secure consent within budget and programme
  • Manage legal due diligence, funding negotiations and the documentation of all relevant agreements
  • Assist with the negotiation of main construction contract to ensure compliance to development brief and applicable Landsec policies/standards
  • Assist with the appointment and management of contractors and suppliers
  • Manage delivery of the project to ensure completion to agreed quality standards within approved budget and programme
  • Produce concise and value add project reporting on a timely basis
  • Conduct risk and opportunity management exercises to maximise project returns
  • Manage timely budgeting and resource planning to ensure efficient and effective development management of the project
  • Manage and control design changes using the approved change control process
  • Production of the sales, leasing and marketing strategies for the project to define targets and deliverables within agreed programme, budget and financial metrics
  • Management of the marketing, sales and leasing teams to ensure agreed strategy is implemented and targets are achieved, including approval of all marketing materials
  • Maintenance of the feasibility appraisals to track the projects progress against approved financial authorities and project metrics
  • Identify and evaluate asset management and value creation initiatives
  • Manage preparation for and enable the successful hand over of the project to the asset & estate management teams at completion
  • Production of exit report at project completion
  • Representation of Landsec within relevant communities, forums, markets and sectors where necessary
  • Knowledge and Experience:
  • Established high calibre development professional that has proven track record of delivery
  • Experience of leading large development schemes in the UK
  • Experience of operating across a variety of sectors including residential, commercial and retail
  • Demonstrable experience of the property development process, in particular securing planning consent.
  • Demonstrable understanding of end to end construction and the project management process
  • Demonstrable experience in the completion and hand over of high value projects
  • IT literate with experience of working with Argus Developer desirable but not mandatory
  • Relevant degree/professional qualification
  • 8+ years relevant experience
