Job Description

This role is being advertised by Savills Management Resources (SMR) a wholly owned entity of Savills (UK) Limited but a separate employing entity which is not accredited by Real Living WagePurpose of the RoleThe RSM is a client and residential customer facing role taking responsibility for delivering residential services and property management services across the 250 City Road residential estate, delivering the Vision and Values of the Client in an innovative,operationally efficient manner providing an excellent quality and value residential environment for a wide mix of residents, occupiers, and visitors. The post holder will assist as Managing Agent interface for residential services and manage the residentialmanagement team for this unique mixed-use estate.Key Responsibilities

  • To assist with the effective and efficient building management, including leading on landscaped areas, common areas, front of house and all other residential services for 250 City Road.
  • Work with the Concierge team to develop and maintain a professional understanding and close working relationship with appropriate resident representatives and commercial occupiers representatives and encourage frequent and open communication and informationflows on relevant building and estate issues.
  • Oversee soft services; primarily the Lounge amenities, Lifestyle, and Concierge services.
  • To work with the different service providers on site on day-to-day operational issues and to attend KPI meetings for review.
  • Provide training to staff in relation to expected standards and quality of general cleaning and Health & Safety requirements, in particular the operation of equipment, manual handling and COSHH.
  • To provide feedback in the production of the annual residential service charge budget, coordinating the input of internal resources.
  • Ensure internal building, apartment lobby and courtyard security is maintained at all times, including liaising with the Estate Manager regarding access control management and issues, and suspicious activities which may be identified.
  • Ensure that Health & Safety, emergency procedures and safe working practices are established, maintained and conform to current legislation providing a safe living and working environment.
  • Work towards RICS accreditation within 12 months of start date (to be funded by the company)
  • Will be the lead manager for Head Lease, Sub Lease and Service queries for all residential units including Housing Association and Private leasehold.
  • Act as the Senior Fire Warden for the concierge area in the event of an emergency. Take all reasonable measures to ensure that residents and commercial occupiers remain aware of their obligations in respect of the building incident procedures and whereappropriate, risk assessments and that the legitimacy of the document is not in any way compromised.
  • Ensure all aspects of building staff training, development and general welfare requirements are identified and formally reviewed in accordance with the relevant company training policy and appraisal process.
  • To provide the day-to-day information to Residents and to assist Concierge with any enquiries outside of their scope.
  • Support the Estate management team in ensuring that health & safety, emergency procedures and safe working practices are enforced and conform to current legislation. In the absence of designated managers, to take control of any emergency situations andexecute evacuation plans.
  • Will be required to work some weekends and overnight to be agreed in advance with the Line Manager.
