Job Description

UK Retail Property Manager - Global Energies Business Advantage Resourcing are recruiting on behalf of our prestigious client for a Retail Estate Property Manager manage all Real Estate activities across the retail network. This role is key to the delivery of the UK Retail strategy. This is a highly commercial role and involves managing activities through a small number of service providers and it requires a very good level of analytical ability and strong communication skills.Accountabilities:

  1. Develop a Multi-Year Plan for Real Estate transactions which supports delivery of the Network Strategy, maximizing value and minimizing commercial risk across the Real Estate portfolio. This plan will be delivered via consistent application of strong program management, communication and influencing skillsets.
  2. Oversee and engage in key transactions and negotiations supporting Real Estate Partners.
  3. Meet operational Real Estate KPIs including timely payment and transactions and accurate budget management.
  4. Manage the annual UK Retail Real Estate budget for the entire owned UK Retail Network: ensuring that rent and property tax obligations are met and identifying and pursuing cost reduction and compensation opportunities.
  5. To develop and present Real Estate Business cases, including Lease renewals, Service Station disposals, and sublease opportunities, drawing in a wider business and strategic context.
  6. To ensure that Real Estate considerations and opportunities are drawn into Network investment plans - which are focused on delivering Traditional Fuels, Low Emissions fuel alternatives and Non Fuels Retail (Food for Now and Convenience Retail), working closely with internal stakeholders and Real Estate and Engineering partners to do this.
  7. To drive excellence in Real Estate partner and contract management. Specifically, to ensure that the Real Estate partner is performing against agreed relevant KPIs which focus on maximizing end to end value.
  8. To act as key focal point for Global Retail Real Estate Community, sharing best practice arising from UK Real Estate activities.
Candidate Requirements
  • Bachelors degree or equivalent experience
  • Understanding of the Real Estate function, Charter Surveyor preferred.
  • Demonstrable experience in Real Estate budget development and management
  • Sound Contract Management experience
  • Excellent communication and influencing skillset
  • Experience of individual delivery to a high standard whilst also supporting the wider team to perform
  • Must be able to collaborate on a wide scale of projects, adding value in a confident and constructive manner to get to the best solutions.
  • Strong commercial mindset; highly numerate; able to quickly appraise the business opportunity and understand potential value, risks and trade-offs.
