My client is a property investment company, who deal will all commercial properties, they have over 25000 in London and they do look after some retail for example this have a wickes and Kwik fit out of London but they are pretty self sufficient so majority of work is in London.They are looking for a FM / Senior property Manager who has good knowledge of of property management, the running and compliance the admin side, but if they have a surveying background that would be ideal. dealing with contractors and third party agreements, leases, because of the current global situation they are looking to set up serviced offices for companies to hot desk in. so this person would be looking at setting this up, they would deal with solicitors Someone who could come in and take over the management They have mulit-tenancy buildings that some parts have a different landlord and if a repair problem arises they would have to deal with the other leaseholders and come to agreement of cost etc. Have a good working knowledge ofCPS agreements. They do have a a consultant that deals with a lot of this , he did work from them on a full time basis but left and now works for them 1 day a week. they want someone to take over the FM and property management function,then from that theywould grow theredivision and take on 1 to 2 staff to help run. They have a growth plan in the 3 - 5 years. They have 200 squarefoot warehouse, 25000 properties in London and they are going down the serviced office route and they want this person to be able to set up and manage all the operations. The person could come on board on a full time basis, or they would look at someone maybe on a flexible. the salary is around the £40k mark with a car allowance but they will be flexible on this for the right person..We are looking for an experienced candidate who can be both creative with management solutions but yet be flexible in the delivery of solving day to day property management functions. Facilities Management experience would be helpful but not essential. The ideal candidate could be someone who is looking to semi retire from a full time multi-disciplinary role within a Property company/ Surveying Practice who could bring their skills and experience into flexi hours of working and satisfy the criteria below:Your Key responsibilities will include though not be limited to:· Manage all aspects of assigned properties· Inspect and arrange maintenance to meet standards and be compliant with H&S· Maintain a positive, productive relationship with tenants· Work with the accounts team of all Collectables / receivables· Develop and manage annual budgets by forecasting requirements and analysing variances, data and trends· Oversee properties’ personnel and assess its performance· Accomplish financial goals and report periodically on financial performance· Producing reports, brochures, promotional information and other written material· Travelling to properties for inspection purposes· Maintain up to date job and market knowledgeRequirements· Proven work experience as property manager· Fully understanding property management and its financial aspects· In depth knowledge of rules and regulations surrounding property management· Competency in MS Office and relevant databases and software· Interpersonal savvy with strong communication and presentation skills·
