Job Description

Residential Property Manager required for an Independent Estate Agency in Prime North West London who specialise in Sales, Lettings and Management.- Competitive £ Basic plus commission- Start July 2022The right person will be able to make the department their own and be part of a successful Lettings team.KNOWLEDGE AND SKILLS REQUIRED:

  • Excellent communication skills, both written and spoken.
  • At least a few years experience in property management.
  • Be able to work independently and be part of a team.
  • Good organisational skills and attention to detail.
MAIN DUTIES & RESPONSIBILITIES:
  • Manage your Property Portfolio ensuring correct Property and Safety Certificates are in place and any remedial works completed to ensure compliance with legislation.
  • Currently approximately 40 properties to be managed but be driven to grow the portfolio.
  • Ensure Pre-Tenancy, Pre-Vacate and Mid-Term Property Visits, Inventories and other processes are completed for New, Vacating and Ongoing tenancies.
  • Ensure maintenance issues and works are progressed through to completion and according to clients instruction.
  • Ensure contractors have the correct insurance and certification to carry out the works instructed and that records are updated and maintained.
  • Ensure accounting procedure for receiving and authorising contractor invoices is followed.
  • Ensure there is effective and efficient liaison and communication between Landlord and Tenant.
  • Ensure planned remedial works are recorded on ALTO and quotes obtained and approved prior to scheduling.
  • Ensure Deposit Dilapidation are managed correctly to ensure suitable and fair claims are put forward on behalf of the Landlord to the tenant and negotiated to reach mutual agreement. Submitting disputes to TDS where agreement is not reach ensuring thisis within TDS time frame.
  • Maintain clear and constant communication between Property Management and Lettings to ensure property tenancies are completed to the required statutory requirements.
  • Work together with the team to ensure landlords and tenants needs and requirements are being met and that excellent customer service is being maintained.
  • Ensure ARLA Propertymark guidelines are followed by the whole team and that ARLA Propertymark regional meetings are attended, changes to legislation shared with the team and necessary changes to procedures are carried out to ensure ongoing compliance
