Job Description

Project Manager – HVAC, £65,000Project Manager required to work for a developing Facilities Maintenance company who have grown from strength to strength during the last 3 years, who are after bolstering their projects department due to the maintenance contracts they have won and the project work that comes with it. GeneralActivities:

  • Identify and generate project opportunities.
  • Liaise withkey stakeholders on theirrequirements and explain the feasibilityof their schemes to become a trusted advisor.
  • Workwith developers,designersand sub-contractorsto define and documentscope of work.
  • Develop andunderstandthe full scope of works in line withthedesiredprojectbusiness case and in turn outcome. This is to bewithin agreed budget requirementsand requiredprofitmargins.
  • Manage, run and draw uptenders on behalf of the customeras required. Carry out full tender analysis of all subcontractor returns.
  • Work within thecurrentCDMprocess.In the main taking on the role of the principal contractor.
  • Identify, reduce and manage all statutory and commercial risks associated withtheprojectthey are leading.
  • Ensure QHSE practices and processes are fully embedded in each project.
  • Ensurefullcompliance with project management policies and procedures.
  • Manage the day-to-day operational aspects of the project“end to end”.Activities to include but not be limited toestimating, business development, quantity surveying, subcontractor managementand site manager duties.
  • Workclosely with relevant stakeholders to ensure effective and efficient implementation of the project.
  • Ensure customer acceptance is adheredto, in writing andin line with the project plans.
  • Mutually agree onpayment schedulesand applications for payment tothe benefit of the project and the business.
  • Ensures projectdocuments are complete, currentand appropriately stored.
  • Provide timely monthly reportsto theHead of Projects in an agreed format.
  • Identify and develop ashort/medium and long termpipeline of Project opportunities.
  • Leverage opportunitiesthrough visibility and presence on customer sites.
  • Building Relationships:
  • Build strongeffectiveworking relationshipswith our customers andsite teams.
  • Build a pipeline of supply partners with the correctapprovalsin conjunction with the central procurement team.
  • Commercial Awareness:
  • Full accountability for the P&Lon eachproject.
  • Ensurethat allfinancial objectivesare met.
  • Analysevariances and initiatecorrective actions.
  • Value all subcontractor accounts and make an application for payment.
  • Ensure the projects are commercially viable and satisfy thecommercialterms of the contract.
  • Ensure all projects are managed throughCompanypolicies and proceduresin relation to commercial activities.
  • The Project Process:
  • Defineand understandthe scope of workto meet the customer’sspecification.
  • Competitively price the workswhilst returning expected profit margins.
  • Review all pre-construction information and implementaconstruction phase plan.
  • Engage withsubcontractors under the correct commercial terms.
  • Define the project planand programme to deliver the works.
  • Appraise all subcontractor RAMS to make sure that they are suitable and sufficient
  • Be in attendance on-site for the worksinclusive of any out of hour’s requirements.
  • Set up the QHSE processesand make sure they are monitored.
  • Ensure all variationsto theworks are captured, costed and claimed for.
  • Make sure allO&M manuals arecompleteandavailableprior to practical completion.
  • Closeoutallfinal accountswithboth thecustomer andall those in thesupply chain.

  • Experience
  • Minimum of 5 years proven Project Managementexperienceinan M&E, FM, constructionorcritical environment
  • Proven experience of running a P&L
  • Extensive knowledge of PSA schedule of rates
  • Demonstrable evidence of having managed a team
  • Qualifications
  • CDMregulations
  • IOSH Managing Safely and/or SMSTS
  • Recognised technical qualification in construction, M&Eor similar
  • Business standard ofwritten and verbal literacy and numeracy
  • Recognised qualification inProject Management
