  • Lead the local team of finance and be responsible for financial health of a development division.
  • Produce financial reports and propose actions based on financial research.
  • Responsible for the monthly reporting, income, and expenditure, ensure that information
  • produced is robust, accurate and owned by appropriate individuals.
  • Support management with the development and implementation of the long term strategy.
  • Responsible for the recruitment, management, development, and retention of the local finance team.
  • To provide insights into key decisions made on a division basis
  • Duties and key result areas:
  • Active business partner for the development team
  • Ensure timely cost control vs. budget and other regular reports
  • Process online payment co-approvals
  • Provide Purchase request co-approvals
  • Manage and develop the team
  • Coordinate with the commercial department
  • Assist in preparing proposals for third party funding
  • Responsible for timely drawdowns on existing loans.
  • Maintain relationships with existing and potential lenders, ensuring all loan covenants are met.
  • Ensure all projects and offices are adequately insured
  • Provide a high quality financial management reporting service with a focus on identifying trends, risks, and opportunities, communicating these to senior management
  • Review the work of the Accountants on a regular basis to reduce errors and identify opportunities for training.
  • Develop robust forecasting systems and models.
  • Support the finance team in the modelling of activity, income, and expenditure in relation to complex business case developments and funding proposals, both internal and external.
  • Work closely with the capital team to ensure that the impact of capital costs is fully factored into revenue business cases and vice versa.
  • Forecast development expenditure to ensure adequate funding is in place when required.
  • Challenge assumptions with relevant individuals and to be responsible for ensuring that financial modelling is robust, accurate and in line with overall objectives, assessing risks and identifying risk mitigating actions as required.
  • Lead the overall annual business planning and budget setting process within the division.
  • Work with other finance departments and corporate services to identify opportunities for improvement and enhancement within financial processes and to lead on the implementation of required changes.
  • Responsible for the effective performance management of staff in the team.
  • Conduct monthly and quarterly account reconciliations to ensure accurate reporting and ledger maintenance.
  • Conduct regular ledger maintenance.
  • Produce intercompany reconciliations
  • Liaise with auditors, tax office, valuators, insurers, and other external parties
  • Ensure compliance in terms of local statutory and tax reporting
  • The Skills Youll Need to Succeed:
  • ACA/CIMA/ACCA qualified accountant
  • Strong experience gained within property development with strong understanding on the challenges involved
  • Strong technical knowledge of IFRS GAAP
  • Relationship Building - ability to nurture and use a network of influence
  • Leadership skills and team management experience
  • Analytical thinking: the ability to think logically about issues and problems
  • Previous experience of real estate preferred
  • Fluent in both Mandarin and English
