Job Description

WANTED 2 X MAINTENANCE OPERATIVES!Sites recruiting Camden and IslingtonA dynamic Property Company who specialise in Business centres across London are looking for Maintenance Operatives to join their dynamic team to ensure and maintain their Modern/Creative buildings provide and offer their customers the best business experienceenvironment.London sitesPermanent roleSite basedSalary: £28K per annum plus benefitsWorking in conjunction with the Centre Management team and Facilities Management to promote good customer relationships, positive customer experience within the building, minimising disruption to customers business operation.You will ensure the Centre is maintained to the highest standard, clean and tidy and good operational and decorative order. This role will require you to undertake general maintenance duties including decorative tasks and first-fix repairs to fixtures/ fittingsand building services. You will ensure Health & Safety compliance by conducting Centre checks to ensure a safe environment for all building users.Responsibilities:

  • To monitor and assist with keeping the common spaces and landlord demise areas in excellent repair and dcor, obstruction free and clean..
  • Provide a Get it Done mentality in your approach to building issues - ensuring any issues are resolved quickly and efficiently
  • Carry out first fix repairs where possible and or consulting FM so the correct contractor can be instructed to make the appropriate repair timeously
  • Work with the Facilities teams electronic maintenance management software, respond to, escalate, record and complete planned and reactive maintenance tasks in accordance with the assigned completion date
  • Liaising with the FM on visits by service contractors, i.e., general maintenance, lifts, fire, security etc.
  • Assisting in site inductions/ toolbox talks with contractors to ensure they follow our Guidance for
  • Contractors guidelines ensuring minimal disruption the day-to-day operation of our customers
  • Have a good understanding of the services within the buildings, e.g., boilers, heating, drainage and electrical infrastructure etc.
  • Working closely FM and in tandem with outsourced service providers eg cleaning contractor /landscaping provider, ensuring the exterior of the building are kept free of rubbish, graffiti and weeds etc.
  • Meet business waste and recycling objectives by regularly monitoring and managing waste areas
  • Work with electronic maintenance management systems to ensure all required audit trails and records are maintained and ensure reactive jobs requiring escalation are recorded.
  • Support the security strategy and installation within the Centres - carry out regular checks, ensuring doors are secure and where installed access control is operational.
  • Assist with supervising contractors on site where required
  • Health, Safety & Compliance: assist with the Health & Safety Management strategy for sites including daily internal and external building checks to ensure the site is safe, clean, secure and fit for normal use.
  • Weekly safety and operation checks for items such as lift auto-diallers, panic alarms and for
  • areas such as roof space, plant rooms, riser cupboards etc.
  • Assist with the Fire Safety Management strategy for Centres including weekly Fire Bell Tests and checks - fire doors and sprinkler systems, undertaking monthly emergency light checks and supporting fire evacuation drills.
  • To meet our compliance with HSE Guidance (ACOP L8)
You will need
  • Experience of working in a maintenance/ facilities environment is essential.
  • Technical skills or discipline - painting/decorating, electrical, plumbing, carpentry, furniture assembly.
  • To be extremely well organised, with great attention to detail, a professional with a hands-on approach.
  • You will need to self-motivated, proactive, flexible, approachable with the willingness to assist others.
  • To demonstrate excellent customer service skills
  • Good communication skills, strong listening and collaboration skills coupled with a proactive, positive attitude
  • A sound understanding of Health & Safety
