This role represents a fantastic opportunity to join the Acquisitions team of CA Ventures - a leading real estate investment manager, developer, owner and operator across the US and Europe.Reporting directly into the Vice President of Acquisitions, the Director of Acquisitions will be focused on land development acquisition opportunities and touch multiple parts of the business. This includes but is not limited to: conducting market analysis, sourcing development transactions, cultivating relationships with sellers, brokers, and industry peers, creating and presenting investor presentations, creating and managing models, and supporting the acquisition/investment team through various strategic projects across the platform.We are looking for a professional with a track record and network in the PBSA/Real Estate space who is eager to join a very active, fast-growing company in a role that will have significant exposure to executive leadership. Your MissionSourcing Opportunities:* Develop and maintain relationships with top-brokers/referral agents to mine on/off-market development opportunities* Identify new land and site development opportunities* Must have a detailed understanding of underlying PBSA fundamentals and metrics in order to accurately identify valuable sites and development opportunities* Coordinate with in-house development team to effectively evaluate zoning, unit mix/count potential, and other controlling factors on new opportunities* Report proposed opportunity to internal stakeholders for approval to proceed with further market analysis, underwriting and negotiationMarket Analysis:* Run and report on detailed demographic/demand analysis via in-house and proprietary market analysis software.* Run and report on detailed supply analysis for existing and planned developments* Understand and implement market-specific investment objectives. * Understand micro and macro trends and impact on supply/demand factors in various MSA/sub-market locationsDeal Negotiation:* Coordinate with internal/external stakeholders to negotiate favorable Letter of Intent (LOI) documentation for deals (e.g., timing, price, cost sharing, deliverables, etc.)* Coordinate internal/external counsel and various internal stakeholders to draft Purchase & Sale Agreements between CA and Land SellerTransaction Underwriting:* Integrate CA Management Services (in-house CA service providers) required staffing and expense ratios patterns/ratios into project-specific proforma models and compare with market standards* Run sensitivity projections off various factors (land price, hard costs, property taxes, lease up velocity, etc.)* Work with development team to summarise deal specific information and create investment memos/summary information for team review and Investment Committee approval.Transaction Management:* Work with equity/debt partners to get them comfortable with CA underwrite and market analysis.
