About the roleAt HB Reavis the Development Manager is central to the successful delivery of our projects. They must ensure the Design, Procurement, Construction and Leasing teams - which together form our innovative integrated model - work together and achieve exceed inproduct delivery.About the teamThe Development management team is a small, dedicated, group drawn from a wide cross-section of the real estate industry. Team-work is fundamental to the way we work, and underpins the project leadership responsibilities of the development manager.Responsibilities- Responsible for managing project through defined development milestone- Lead project teams through the feasibility, site assembly, planning, development, delivery and hand over process- Appoint and manage professional team to design viable development proposals that meet the constraints of the site and applicable planning policies- Lead project team on the production of all relevant documentation to secure all necessary approval(s)/authorities to proceed with the development- Liaising with relevant parties in relation to negotiation of agreements and resolution of compulsory purchase, rights of light, daylight and sunlight situations- Production of project development brief, objectives, roles & responsibilities, programme and deliverables- Pro-active working to follow the HB Reavis "Way We Work" project management and control processes and to apply UKCC initiatives- Lead planning applications through the planning process (submission, consultation, S106 Agreement) to secure consent within budget and programme- Assist with the negotiation of project related contracts to ensure compliance with development brief- Collaborating with inhouse Product Design Team (PDT) throughout the project cycle- Overseeing delivery of the project to ensure completion to agreed quality standards within approved budget and programme- Produce project reporting updates throughout for company board- Regular reviews of budgets and resource plans to ensure efficient and effective development management of the project- Maintenance of the feasibility appraisals to track the projects progress against approved financial authorities and project metrics- Assist Transactions Director with site acquisitions and assembly, negotiation of third part agreements and resolution of compulsory purchase issues- Assist Leasing Manager to produce leasing and marketing strategies for the project to define targets and deliverables within agreed programme, budget and metrics- Lead preparation for and enable the successful hand over of the project to the facilities team, and/or external purchaser- Production of exit report at project completionRequirementsExperience * Proven track record of successfully delivering complex commercial office schemes in London Zone 1- Detailed understanding of the property development process, in particular planning and delivery- Able to understand end to end construction and the project management processes- Previous experience in the completion and hand over of high value projectsEducation * Relevant degree qualification (Real Estate etc)Other Relevant Skills * - Inquisitive: take an active interest in the future of work and future office solutions- Solid communication skills and stakeholder relationship building - including more senior team members, presentation skills to include internal/external contacts- Solid analytical and numerical skills- Enjoy customer facing interaction- Client-focused approachBenefits- Stunning activity-based workspaces focused on enhancing peoples wellbeing- Competitive salary and discretionary annual bonus- Hybrid working set-up with up to 6 days from anywhere per month- 25 days annual leave plus bank holidays- Pension scheme, life assurance and group income protection- Enhanced maternity / paternity package- £1,500 flexible benefits pot including options like gym membership, private medical insurance- Season ticket loan options, cycle to work and nursery scheme, Discounts Club etc.- Annual training budget- Monthly team breakfast and lunch- Seasonal events on HB Reavis garden rooftop- Volunteering days- Relaxed dress code
